Kissimmee is the most diverse market in my Osceola coverage, and that diversity is the whole point. Within one city you'll find entry-level homes along the US-192 tourism corridor, newer master-planned family neighborhoods on Poinciana Boulevard, established 1970s-90s suburban stock on the east side, and premium gated golf enclaves like Reunion and Champions Gate. No single buyer profile dominates, which is unusual and which is exactly what keeps demand stable.

The gravitational center is theme-park employment. Disney, Universal, and the resorts put tens of thousands of jobs within a fifteen-to-thirty-minute drive, and that real-job, real-family base anchors the market rather than pure speculation. I work with cast members buying their first home, vacation-rental and long-term investors, snowbirds from the UK and Canada, and families relocating from costlier markets for the space and price. The affordability gap versus Orange County suburbs is the durable advantage, and it tends to widen as Orange County appreciates. Set expectations honestly on schools, which vary meaningfully by ZIP, and on US-192 traffic. Watch Shingle Creek and the downtown Broadway revival as early-stage stories.
