Background

A brief history

Storey Lake is a Lennar-built master-planned community developed in phases beginning around 2016 on land in Osceola County, just east of US-192 and roughly four miles from Walt Disney World's main entrance. The site was largely undeveloped scrubland and former agricultural land at the time Lennar acquired it. Lennar designed the community from the ground up as a vacation-home and short-term-rental destination, taking full advantage of Osceola County's permissive short-term-rental zoning — a deliberate contrast to Orange County's stricter regulations.

Construction has continued in phases through the late 2010s and into the 2020s, with multiple neighborhoods offering townhomes, single-family homes of varying sizes, and larger pool homes capable of accommodating extended families or large vacation groups. Lennar's resort-amenity package — anchored by the Clubhouse at Storey Lake — was phased in alongside the residential construction.

The community's growth tracked closely with the explosion of the Airbnb and VRBO market in the Disney corridor. By the early 2020s Storey Lake had established itself as one of the highest-density short-term-rental communities in the entire Orlando metro area, with professional property management companies operating hundreds of homes within its gates. A modest number of primary residents live in the community year-round, alongside the rotating vacation population.

The feel

What it's like to live here

Storey Lake has an unambiguously resort feel — it was designed for it. The entrance fountain, the landscaping, the amenity center, and the consistent Lennar construction all signal a vacation destination rather than a quiet residential neighborhood. Townhomes are packed relatively tightly and many homes feature private plunge pools in small rear yards, which is exactly what vacation renters want.

For a primary resident or long-term investor, the honest reality is that neighbors rotate frequently — it is normal to share a fence with a different family every week. The amenity center is well-used and professionally managed. The location is genuinely excellent for Disney proximity, and the nearby US-192 corridor offers abundant dining, entertainment, and shopping options. Osceola County's lower property taxes relative to Orange County are a real financial advantage.

The details

What to expect

Architecture

Lennar townhomes and single-family homes in a consistent resort-contemporary style; most single-family homes include private screened pools, and the community palette is uniform and well-maintained.

Short-Term Rentals

Short-term rental is explicitly permitted and is the primary use case for most homes; Osceola County's favorable STR zoning and Disney proximity make this one of the top-performing rental markets in Central Florida.

Amenities

The Clubhouse at Storey Lake features a resort-quality pool complex with a lazy river, slides, fitness center, and social spaces — all maintained to a standard that satisfies vacationing guests.

HOA

HOA fees cover community amenities, landscaping of common areas, and gated security; fees are competitive with comparable resort communities but buyers should budget for them alongside any CDD assessments.

Commute

Located about 4 miles from Disney's main entrance and 30-35 minutes from downtown Orlando; US-192 frontage makes daily errands easy but heavy tourist traffic on US-192 itself is a daily reality.

Market Commentary

What the market is doing

What I tell buyers is that Storey Lake is one of the most straightforward investment communities in the Disney corridor — the rental demand is consistently strong and the Lennar product is familiar to buyers and renters alike, which makes financing and management relatively simple. The market here is heavily investor-driven, so prices reflect rental income potential as much as intrinsic real estate value. Primary buyers get a lot of amenity for the money, but should be comfortable with a resort-turnover environment.
