A brief history
Reunion Resort was developed in the early 2000s by Reunion Resort and Club, a subsidiary of the Ginn Company, on approximately 2,300 acres of former ranchland and citrus groves in Osceola County. The resort community broke ground around 2004 and was designed from the outset as a luxury vacation-ownership and short-term-rental destination, set just seven miles from Walt Disney World. The Ginn Company brought in three legendary golf designers — Jack Nicklaus, Arnold Palmer, and Tom Watson — each of whom designed a signature course on the property, a distinction virtually unmatched in Florida.
The 2008 financial crisis hit Reunion hard, as it did many ambitious resort developments. The Ginn Company faced significant financial difficulties, and the community went through foreclosure and ownership changes before stabilizing under new management. Salamander Hotels and Resorts later became involved in the hospitality operations, and the resort's amenities were substantially upgraded through the 2010s.
By the 2020s, Reunion had fully reinvented itself as one of Central Florida's premier luxury resort communities. A $30 million water park, expanded clubhouse, and additional villa and custom-home construction pushed prices into the multi-million-dollar range for the finest properties. Today Reunion functions simultaneously as a primary residence community, a vacation-home investment hub, and a golf destination attracting players from around the world.

On any given day you will find families on vacation loading up golf carts for a round on the Watson course, while a few streets over, full-time residents walk their dogs past Spanish-Mediterranean villas in the early morning quiet. The density of short-term rentals is high, which investors love and long-term residents factor into their decision-making. What the market is doing
What I tell buyers is that Reunion's price range is wide for a reason — a standard vacation villa in a rental program trades very differently from a custom lakefront home on a Nicklaus fairway. The short-term-rental allowance is the single biggest value driver here; buyers who intend to rent can underwrite part of their mortgage with rental income, which supports prices. Cap rates on well-managed rental homes are legitimate. For primary residents, you are paying a resort premium for the amenities and the Disney proximity, so go in with eyes open.
