Background

A brief history

Stoneybrook West is a gated golf course community in Winter Garden, Orange County, developed in the late 1990s and early 2000s on what had been citrus agricultural land in the rapidly expanding SR-50 corridor west of Orlando. The community was developed by Taylor Morrison and its predecessor entities during a period when Winter Garden was transitioning from a small citrus-market town into a major suburban growth destination, propelled by the SR-429 Western Beltway and later the Fowler Groves and Winter Garden Village retail developments.

The community is anchored by the Stoneybrook West Golf Club, an 18-hole championship course designed to be the visual and recreational center of the development. Homes were built on lots arranged around the fairways and a series of retention lakes, creating a landscape that blends golf turf, water views, and residential streetscapes. Multiple builders contributed product within the community across its phased development, resulting in a range of home sizes and price points under a unified architectural and HOA framework.

Stoneybrok West's growth coincided with Winter Garden's own transformation, and today the city has become one of the most desirable addresses in the western Orange County market, supported by the West Orange Trail, a revitalized historic downtown, and a school district that has invested heavily in new facilities to accommodate population growth. The community sits at the established end of Winter Garden's market, with its golf course and lake amenities providing a differentiated product from the newer Horizon West subdivisions further west.

The feel

What it's like to live here

Stoneybrook West has the feel of a settled, mature golf community — residents have roots here, the landscaping is established, and the golf course provides a green buffer that makes the density feel less pronounced than it is. The community is primarily owner-occupied with a strong contingent of families who have been here since the early 2000s alongside newer arrivals attracted by Winter Garden's downtown and the SR-429 commute access.

Architecture is Florida traditional — stucco, tile roofs, screened lanais, most with pools. Lots along the fairways and lakes carry premium views and are the most actively sought-after inventory. The 24-hour staffed gate and the community's comprehensive amenity package — pool, tennis, basketball, playground — mean residents spend significant leisure time on-property. Golf membership is separate from HOA membership, which is worth clarifying early in the buying process.

The details

What to expect

Golf Membership

Living in Stoneybrook West does not automatically include golf club membership. Golf memberships are purchased separately through the club. Buyers who plan to golf regularly should get current membership fee details early — it affects the total cost of ownership calculation.

HOA

HOA dues cover the staffed gate, community pool, courts, and common area maintenance. Dues are higher than many non-gated communities but deliver tangible amenities. The HOA also enforces architectural standards that have maintained the community's visual consistency over 25 years.

Traffic and Commute

SR-50 access connects to SR-429 (Western Beltway) quickly, making downtown Orlando, the airport, and the I-4 corridor accessible. The SR-429 is a toll road and worth factoring into monthly budgets for regular commuters.

Home Vintage

Most homes were built 2000–2008, putting roofs, HVAC systems, and water heaters in the replacement range for first-time buyers. Inspection focus should include roof age and condition, HVAC capacity, and any pool equipment condition.

Rental Restrictions

Stoneybrook West's HOA documents include rental restrictions. Investors and buyers who anticipate renting the home should review the HOA's rental provisions carefully before making an offer.

Market Commentary

What the market is doing

Stoneybrook West offers something the newer Horizon West communities cannot: a mature, landscaped golf community with 20-plus years of established character and infrastructure. You pay a premium over comparable square footage in Horizon West, but fairway and lake view lots justify it — they appreciate differently than standard inventory. The golf membership is a separate, optional cost buyers should factor in. HOA dues here are meaningful but cover genuine amenities and 24-hour gate staffing. This is a community where the product is real.
