Summerport was developed in the early 2000s as one of the pioneering master-planned neighborhoods within the Horizon West village system — Orange County's ambitious new urbanism initiative that began taking shape in the late 1990s. The land was former citrus grove country, part of the vast agricultural patchwork that defined western Orange County before the development boom pushed outward from Winter Garden and Ocoee. Developers built Summerport with a traditional neighborhood design (TND) philosophy in mind, emphasizing walkability, front-porch architecture, and community connectivity at a time when most Central Florida subdivisions were still purely car-centric.

The community was largely built out through the mid-2000s, with a mix of production homebuilders including David Weekley Homes contributing to its varied streetscape. Prices in the $350K-$700K range reflect a wide spread from townhomes and smaller cottages up to larger single-family homes on the lake. Waterfront lots command a meaningful premium. Resale inventory moves quickly here — I rarely see well-priced homes sit more than two or three weeks.
