A brief history

Waterleigh is one of the most ambitious master-planned communities to emerge from the second wave of Horizon West development, with D.R. Horton and other builders breaking ground around 2015-2016 on what had been undeveloped land in the southernmost reaches of the Horizon West village overlay. The development was designed around a chain of natural lakes — over a dozen of them — that give the community its name and its most distinctive characteristic. Unlike earlier Horizon West neighborhoods that added lakes as amenities, Waterleigh was laid out specifically to maximize lake frontage and water views throughout.

The community spans roughly 1,600 acres and was planned to accommodate several thousand homes at full build-out, making it one of the larger single master-planned communities in the Orlando metro. Development proceeded in phases through the late 2010s and into the early 2020s, with new sections continuing to open even as earlier phases were fully occupied. The pace of growth tracked closely with the broader Horizon West explosion — the SR 429 extension and the rapid expansion of the Hamlin Town Center commercial district nearby made this corridor one of the hottest in Central Florida real estate.

Waterleigh feels polished and intentional in a way that reflects its relatively recent construction — the landscaping is manicured, the community amenities are impressive, and the overall aesthetic is cohesive. Most homes are single-family in the 1,800-3,500 square foot range, built in a Florida Mediterranean and Craftsman mix with stone accents and tile roofs. The community attracts a mix of young families and retirees, particularly those who prioritize resort-style amenities and a low-maintenance lifestyle.

The water is omnipresent — from the two large amenity centers positioned on lakefronts to the walking trails that wind between lakes — and it shapes the community's identity in a genuine way. Sunsets over the water are a nightly event that neighbors actually gather for. Retail and dining at the nearby Hamlin Town Center adds a convenience layer that earlier Horizon West phases lacked.

What the market is doing

What I tell buyers considering Waterleigh is that you are getting a genuinely premium product in the $350K-$800K range, and the spread is wide for a reason. Entry-level homes in earlier phases are the value play; lakefront lots in newer sections push toward the top of that range and then some. D.R. Horton builds competently but not lavishly — buyers upgrading from a starter home get a lot of house for the money. The market here has been consistently strong, and I do not see that changing as Hamlin continues to build out its retail and employment base.
