A brief history

Solara Resort is the newer generation of Disney-area short-term rental communities, developed by Mattamy Homes — Canada's largest privately owned homebuilder — with construction running from 2018 through approximately 2024. The community is located off US Highway 192 in the Four Corners area of Osceola County, roughly eight miles from Walt Disney World, and was designed from the start to compete at the upper end of the vacation rental market by pairing luxury home finishes with an amenity package that no other STR community in the region could match at the time of opening.

The centerpiece differentiator is the FlowRider surf simulator, a commercial-grade sheet-wave machine that Solara installed within its 18-acre amenity campus — one of only a handful in any residential community in the United States. Mattamy paired the FlowRider with a zero-entry resort pool, pool bar, splash pad, waterslides, a full-service on-site restaurant and coffee bar, fitness center, sports simulator, yoga lawn, soccer field, basketball court, and volleyball court. The intent was to make the resort amenity package itself a reason for vacation guests to choose Solara over competing communities.

At build-out Solara includes single-family homes ranging from approximately 1,900 to 4,800 square feet and townhomes, with total unit counts in the hundreds. The community is managed by Leland Management for common areas. The newer construction vintage — compared to Windsor Hills or Windsor Palms — means buyers inherit a modern mechanical and structural condition, reducing near-term capital expenditure requirements.

Solara skews upscale within the STR category. Homes are larger and newer than most comparable communities, interiors trend toward the designer-furnished look that performs well on VRBO and Airbnb, and the amenity campus feels genuinely resort-grade rather than apartment-complex-grade. The FlowRider in particular draws guests specifically to Solara rather than treating it as interchangeable with other gated communities nearby.

Like all STR-focused communities, the day-to-day feel is resort-transient. Owners who visit personally during off-peak weeks enjoy a quiet, well-landscaped community; during peak Disney seasons the amenity areas are active and crowded. The on-site restaurant adds genuine convenience. This is not a neighborhood in the traditional residential sense — it is a managed hospitality asset that happens to be owned by individual investors rather than a hotel company.

FlowRider as Rental Differentiator

The surf simulator is a genuine competitive advantage in the rental market. Guests with children specifically seek Solara for the FlowRider, which supports higher nightly rates and stronger occupancy during shoulder seasons compared to communities without a unique amenity anchor.

Newer Construction Advantage

Homes built 2018–2024 mean roofs, HVAC systems, water heaters, and appliances have significantly more useful life remaining than competing communities built in the mid-2000s. This reduces the capital expenditure risk that plagues older STR assets.

HOA and Operating Costs

HOA fees range from approximately $250 to $760 per month depending on unit type and include access to all amenity facilities. Combined with property management fees, total operating costs are higher than a standard residential community; factor this carefully in your investment underwriting.

Disney Distance

At eight miles from Walt Disney World the community is slightly farther from the parks than Windsor Hills, which sits two miles from Animal Kingdom. In practice the drive is 15–20 minutes and is not a meaningful disadvantage for most guests, but it is worth disclosing to rental guests who have strong proximity preferences.

Investment Horizon

Solara's newer vintage and premium amenities position it well for the medium term, but the STR market in Osceola County is increasingly competitive as new resort communities open. Buyers with a 5–10 year hold horizon should model conservatively for any compression in nightly rates as supply grows.

What the market is doing

Solara commands a meaningful premium over older STR communities because of the newer vintage and the FlowRider amenity draw. Townhomes run from roughly $350K into the mid-$500Ks; single-family homes range from the low $500Ks to $700K for the largest floor plans. I tell buyers that Solara's higher purchase price can be justified if you underwrite the FlowRider-premium nightly rate — verifiable through actual Airbnb and VRBO data — but do not buy on hope. Confirm average daily rates with three years of booking history before you close.
