Quail Point is one of the older sub-villages within the Suntree master-planned community, developed in the late 1980s as part of the original Suntree build-out in what is now ZIP code 32940. Suntree itself was launched in the late 1970s and early 1980s by General Development Corporation as Brevard County's first large master-planned community, predating The Viera Company's later work by roughly a decade. Quail Point represents the townhome tier of that original vision — attached product clustered around shared green space and community amenities, intended to serve buyers who wanted the Suntree Country Club lifestyle at a lower entry price than the detached single-family sections.

Homes in Quail Point were built predominantly from about 1985 through 1990, with concrete block construction, tile roofs, and 1980s Florida-Mediterranean architectural detailing. The community has a single HOA that manages exterior maintenance and common areas, which accounts for the relatively high monthly HOA versus many Suntree sub-communities.
