Live Oak

Live Oak is a residential neighborhood within the Viera area of Brevard County, situated in Melbourne's unincorporated northern corridor where Suntree and Viera's boundaries historically blurred. The community takes its character from the Florida landscape it was built within — a mature canopy of live oaks, palms, and pines that predates the homes themselves, giving the neighborhood a shaded, established quality rare in Brevard's typically sun-exposed developments. Homes were built primarily in the late 1990s through the 2000s as the broader Viera-adjacent zone filled in with residential product serving the growing employment base at Kennedy Space Center and Patrick Space Force Base.

Unlike the tightly governed villages within the formal Viera master plan — which fall under The Viera Company's development authority — Live Oak developed within the Suntree PUD framework, which has been governed since the mid-1970s by the Suntree Master Homeowners Association. This gives the neighborhood access to Suntree's extensive shared infrastructure — over 1,000 acres of lakes and waterways, trails, and recreation areas — while maintaining its own sub-association character. The nature setting is the defining draw: streets feel canopied and cool, and the retention of mature vegetation on individual lots gives Live Oak a character that newer Viera villages are still growing into.
