Gran Paradiso is one of the cornerstone residential villages of Wellen Park, the large master-planned development in far-south Sarasota County formerly marketed as the West Villages. The land here was part of the vast Taylor Ranch holdings that for generations defined the rural southern edge of the county between Venice and North Port. As that ranchland was entitled for development in the 2000s and 2010s, a string of distinct neighborhoods rose along the U.S. 41 corridor, with Gran Paradiso emerging as one of the earliest and most recognizable.
Developed by Lennar, Gran Paradiso was conceived as a Tuscan-inspired resort community — gated entries, tile roofs, and Italianate architecture wrapped around a grand clubhouse and a large lagoon-style pool. The community grew to roughly 2,000 homes across a range of product types, from condominiums and coach homes to villas and single-family houses, spread over more than 1,000 acres of land that incorporates preserves and water features. What the market is doing
Gran Paradiso is one of the better windows into how Wellen Park's resort communities are pricing, because it sells across so many product types. The last 12 months of MLS sales show 107 closings with a median of $425K — and that median sits right where I'd expect for a gated, amenity-heavy community spanning condos through single-family homes. The 10th percentile came in around $283K, which is the condo and coach-home end of the spectrum, while the top tenth pushed past $738K for the larger single-family pool homes. That's a wide band, so when a client says 'what does Gran Paradiso cost,' my honest answer is: it depends entirely on whether you want a lock-and-leave condo or a single-family house.
