When I talk to Del Webb Sunbridge sellers, the most important thing I tell them upfront is this: Del Webb is still building, and every buyer you attract is also going to walk a model home. That is not a reason to panic — it is a reason to price precisely and present immaculately. New construction in this community comes with builder incentives worth $20,000–$40,000 in some cases, but it also comes with a build timeline, a wait for landscaping to mature, and no ability to negotiate on lot position or upgrade package. A resale home that leads with a premium upgrade package already in place, a superior lot, and immediate occupancy can absolutely win that comparison. The sweet spot for well-maintained resale single-family homes is $360,000–$450,000, with waterfront or water-view positions and fully upgraded Echelon homes justifying prices into the $550,000–$620,000 range when marketed correctly to the national buyer pool this community consistently attracts.
