Background
A brief history
Del Webb Sunbridge broke ground in 2019 on a 55+ active adult community within the larger Sunbridge master-planned development — a 24,000-acre new-town project in eastern Osceola County anchored by Tavistock Development Company, the same organization behind Lake Nona in Orange County. Del Webb, a Lennar brand and the most recognized name in 55+ active adult development in the United States, was among the first builders to open in Sunbridge, holding its community grand opening in early 2020. The timing was deliberate: Tavistock's Sunbridge vision called for a walkable, nature-integrated community of 28,000+ homes across multiple neighborhoods, and a marquee 55+ village from Del Webb gave the master plan immediate credibility with the active adult buyer market.
Del Webb Sunbridge was planned at 1,300+ single-family homes and attached villas across 14 floor plans ranging from 1,543 to 3,452 square feet. The community is organized around four home collections — Scenic, Distinctive, and Echelon for single-family, plus Villa for attached homes — each with distinct HOA fee tiers. The 27,000-square-foot Hammock Club amenity campus, featuring a resort pool, seven pickleball courts, the Tavern and Grille restaurant, a grand ballroom, fitness center, movement studio, arts and crafts space, and a demonstration kitchen, opened as the community's social centerpiece and has since become one of the most-cited draws for buyers comparing 55+ options across Central Florida.
By 2025–2026, Del Webb Sunbridge had established itself as the leading 55+ community address in the St. Cloud market, attracting buyers primarily from the Northeast, Midwest, and Great Lakes states. Del Webb remains in active construction, and the broader Sunbridge master plan continues to develop around it, with the future Marina Village — a waterfront mixed-use district built around a chain of three natural lakes — expected to add restaurants, boutique retail, and additional residential options adjacent to the Del Webb community.
The feel
What it's like to live here
Del Webb Sunbridge has the feel of a destination resort that residents never have to leave — gated, manicured, and designed around the premise that retirement should be the most active period of your life. The Hammock Club is the community's social spine: pickleball matches run from 7 a.m. until dusk on all seven courts, the resort pool deck fills early on warm afternoons, and the Tavern and Grille draws residents for happy hour and weekend events. The lifestyle director's calendar is dense, and the expectation — shared by almost everyone who chooses to move here — is that you will participate.
The homes reflect Del Webb's commitment to low-maintenance living: single-story layouts dominate, natural gas connections are standard throughout (unusual for Central Florida), and HOA-managed lawn care means the exterior upkeep burden is essentially zero. The broader Sunbridge landscape is flat, green, and quiet, with natural lakes, trails, and preserved conservation areas woven through the master plan. The combination of Del Webb's resort infrastructure, the natural setting of the Sunbridge master community, and the proximity of the future Marina Village gives Del Webb Sunbridge a long-term appreciation thesis that goes beyond the amenity campus alone.
The details
What to expect
Architecture & Homes
Del Webb Sunbridge offers 14 floor plans across four collections: Scenic (entry-level single-family, 1,543–1,826 sq ft), Distinctive (mid-range single-family, 1,826–2,500 sq ft), Echelon (premium single-family, 2,500–3,452 sq ft), and Villa (attached, 1,543–1,826 sq ft). All homes are built with natural gas — still uncommon in Central Florida — and include single-story layouts with open-concept great rooms, covered lanais, and 2- to 3-car garages. Exterior character is consistent: tile roofs, stucco finishes, and HOA-maintained landscaping. Resale homes range from base configurations to extensively upgraded units with gourmet kitchens, extended screened lanais, luxury flooring, and whole-home generator installations.
Amenities & Lifestyle
The Hammock Club — a 27,000-square-foot amenity campus — is the community's defining feature. It includes a resort-style zero-entry pool, resistance pool, whirlpool spa, pool deck with patio space, seven pickleball courts, tennis courts, bocce ball courts, a dog park, and miles of walking and biking trails. Inside the clubhouse: a grand ballroom, state-of-the-art fitness center, movement and dance studio, arts and crafts studio, billiards and card rooms, demonstration kitchen, and the Tavern and Grille restaurant. An outdoor event lawn with amphitheater hosts concerts and community events. Fire pits provide evening gathering spaces. A full-time lifestyle director runs a year-round activity calendar.
Schools
Del Webb Sunbridge is an age-restricted 55+ community, and school quality is not a primary consideration for most residents. For context, the community falls within the Osceola County School District. The broader Sunbridge master plan is home to Voyager K-8 Environmental STEM School, which opened in August 2024 as part of the district's response to eastern Osceola County's rapid growth — a unique school within walking distance for grandchildren visiting residents. Narcoossee Elementary and Narcoossee Middle School are among the nearest traditional public schools. For healthcare — the amenity that matters most to the 55+ demographic — AdventHealth St. Cloud and Osceola Regional Medical Center are both within approximately 20 minutes.
Location & Access
Del Webb Sunbridge is located at 2600 Del Webb Boulevard, St. Cloud, FL 34771, in the eastern Osceola County corridor. The Florida Turnpike is approximately 10 miles west, placing Orlando International Airport roughly 30–35 minutes away. US-192 connects residents to Kissimmee, the Walt Disney World corridor, and the broader tourist and retail spine to the west. St. Cloud's downtown waterfront district on East Lake Tohopekaliga is approximately 10 minutes northwest. The future Marina Village — a lakefront mixed-use development within Sunbridge featuring restaurants, boutiques, and additional residential — is planned adjacent to the Del Webb community, which will further enhance walkability and amenity access as the master plan matures.

Market Commentary
What the market is doing
When I talk to Del Webb Sunbridge sellers, the most important thing I tell them upfront is this: Del Webb is still building, and every buyer you attract is also going to walk a model home. That is not a reason to panic — it is a reason to price precisely and present immaculately. New construction in this community comes with builder incentives worth $20,000–$40,000 in some cases, but it also comes with a build timeline, a wait for landscaping to mature, and no ability to negotiate on lot position or upgrade package. A resale home that leads with a premium upgrade package already in place, a superior lot, and immediate occupancy can absolutely win that comparison. The sweet spot for well-maintained resale single-family homes is $360,000–$450,000, with waterfront or water-view positions and fully upgraded Echelon homes justifying prices into the $550,000–$620,000 range when marketed correctly to the national buyer pool this community consistently attracts.
