Del Webb at Viera is Pulte's 2022-launched 55+ active-adult community on the Viera East side, planned at roughly 800 homes when fully built out. Del Webb is the national 55+ flagship brand of Pulte Group — the same operator behind Sun City and dozens of comparable active-adult communities across the Sun Belt — and the Viera site is Pulte's primary Brevard County footprint. The community is shipping in phases through 2026; the median year-built in our 60-day MLS sample is 2025, meaning most current closes are first- or second-owner sales of brand-new builds.

What it's like to live here

Modern Florida transitional — board-and-batten accents on tile-roof one-story plans, paver driveways, smart-home wiring as standard. The amenity center (Trilogy-style clubhouse with resort pool, fitness, pickleball, social spaces) is the social anchor and is meaningfully newer than Heritage Isle's. Streetscape is still maturing — landscaping is recent, oak canopy is years away. The community is gated and feels noticeably more contemporary than the established Brevard 55+ tier (Heritage Isle, Indian River Colony Club).

Lots run small (0.10–0.18 acre) — the trade is amenity center proximity and lower yard maintenance. Tile roofs, impact glass standard on most plans.

Trilogy/Del Webb-style clubhouse with resort pool, fitness center, pickleball, indoor and outdoor social spaces, demonstration kitchen for community events.
