Background
A brief history
Cypress Point was developed between 1990 and 2000 on a peninsula that divides Lake Tibet and Lake Sheen (both part of the Butler Chain). The community was designed as a guard-gated, low-density enclave of stately residences with custom-built luxury homes on large lots (1–2+ acres). Most homes were built by Ray Coudriet Homes and other regional luxury builders. Build-out was largely complete by the early 2000s. The community has maintained strong appeal because of its lakefront positioning, gate-gated entry, and custom estate character.
The feel
What it's like to live here
Cypress Point feels like an exclusive lakefront community carved out for waterfront living. The guard gate at the entrance signals upscale, controlled access. Homes are stately and custom-built, mostly 4,200–6,500 square feet, on 1–2+ acre parcels. The majority were built 1990–2000 in traditional and Mediterranean styles, with custom architectural details and high-end finishes. Many homes include private docks and boat lifts on Lake Tibet or Lake Sheen. Community amenities include a beach, gazebo, tennis courts, and community dock — all with a waterfront focus.

Market Commentary
What the market is doing
Median sale sits around $1.4M–$1.8M for non-waterfront estate homes; true waterfront estates range from $1.8M to $2.5M+ depending on lot size and water frontage. The biggest value driver is lakefront: a 4,500-square-foot home on a 1.5-acre interior lot trades around $1.3M–$1.5M, while the same home on a lakefront lot with 150+ feet of water frontage and dock access reaches $2M–$2.5M. Price-per-square-foot ranges $380–$480 depending on location and lake access. Days-on-market average 45–90 days because the buyer pool is selective.
