Background

A brief history

Cypress Chase was developed in the early-to-mid 2000s on a parcel nestled between multiple sparkling lakes just south of the Tibet-Butler Nature Reserve in Dr. Phillips. The community comprises 134 single-family gated homes built with contemporary design and modern finishes. Most homes were built between 2004 and 2012 and feature stainless steel appliances, open-plan central living spaces, and dine-in kitchens. Build-out was largely complete by the mid-2010s. The proximity to lakes and nature reserves makes it unique among Dr. Phillips subdivisions.

The feel

What it's like to live here

Cypress Chase is newer and more architecturally cohesive than most Dr. Phillips communities. Homes are modern, built to early-2000s standards, with 3–5 bedrooms in the 3,200–4,500 square-foot range. Contemporary styling dominates — the community enforces a more curated architectural palette than older neighborhoods. The gated entry and landscaping create a manicured, managed feeling. Residents enjoy natural surroundings (lakes and nature preserve) and fireworks views from their backyards on Disney nights.

Market Commentary

What the market is doing

Median sale sits around $1M–$1.2M for homes in good condition. The newer home stock (15–20 years old) means less renovation work than aging neighborhoods. Price-per-square-foot is $320–$380. Entry-level homes start around $850K; upper-range homes reach $1.3M–$1.4M. Inventory is steady but not abundant — gated newer communities typically see 8–12 sales annually.
