Background

A brief history

Bellalago was developed by Taylor Morrison (through its Avatar Properties predecessor) beginning in 2003 on approximately 1,200 acres of Osceola County land bordering Lake Tohopekaliga — one of Florida's largest and most celebrated freshwater lakes. Construction continued through the early 2020s, and the community is now fully built out at roughly 1,500 homesites. The developer embedded an on-site charter school (Bellalago Academy, K–8) and a dedicated retail village directly into the master plan, giving it a self-contained character unusual among Florida communities of its era.

The feel

What it's like to live here

Bellalago feels more like a lakeside resort than a typical Kissimmee suburb. Mediterranean architecture — red-tile roofs, stucco facades, arched doorways, and paver driveways — is consistent across the community and gives it a visual coherence you don't often see in Central Florida. The scale is what surprises most first-time visitors: over 300 acres of inland waterways wind through the neighborhood, the boardwalk stretches 1,300 feet along Lake Tohopekaliga, and the two clubhouses are full-scale resort facilities with multiple pools, fitness centers, and on-site dining.

The result is a community built around the water. Residents fish from the pier, launch boats at the community ramp, kayak the interior canals, and use the boardwalk as a daily gathering spot for sunrise and sunset. The on-site Bellalago Academy means school-age children walk to class while their parents head to the fitness center or grab breakfast at Flip Flops Grille.

The details

What to expect

Architecture & Homes

Mediterranean-style single-family homes, villas, and townhomes built by Taylor Morrison from 2003 through the early 2020s. Square footage ranges from roughly 1,600 sq ft (townhomes and villas) up to 6,000+ sq ft for the largest single-family plans — with some estate-sized homes exceeding 10,000 sq ft. Paver driveways, tile roofs, and covered lanais are standard. Fully built out and sold out from the builder — all inventory is resale.

Amenities & Lifestyle

Two 7,000 sq ft clubhouses (Club Vialago and Club Isola), three heated community pools including a junior Olympic pool and children's water park with waterslide, full fitness centers, yoga/Pilates/Zumba classes, tennis courts, basketball courts, dog park, and a 1,300-foot boardwalk with a gazebo directly on Lake Tohopekaliga. A community boat ramp accommodates powerboats up to 26 feet. Flip Flops Grille operates on-site, and the Village Shops at Bellalago provide grocery, banking, and dining without leaving the community.

Schools

Bellalago Academy (K–8 charter school) is located within the community at 3651 Pleasant Hill Road. Enrollment is roughly 1,157 students with an 18:1 student-teacher ratio; the school offers gifted programming and high school credit courses in middle school. High school students feed to Liberty High School (Osceola County). Osceola County is a choice district — verify current assignments and availability with the county before closing.

Location & Access

Located off Pleasant Hill Road in Kissimmee (34746), approximately 20 minutes from Walt Disney World and The Loop (one of Florida's largest open-air malls). Poinciana Medical Center is 4.7 miles away. US 192 and Florida's Turnpike provide regional access. The Lake Tohopekaliga lakefront is world-famous for bass fishing and is the departure point for Kissimmee's airboat tours.

Know Before You Buy

HOA rules worth knowing

  • Monthly HOA approximately $340 — covers common area maintenance, amenity access, and security.
  • CDD assessment applies — confirm exact annual amount on the Osceola County tax bill before closing.
  • Community is fully built out and sold out from the builder; all purchases are resale.
  • Boat ramp accommodates powerboats up to 26 feet; confirm current rules for boat storage with HOA.
  • Verify age-restriction status with HOA before purchase if relevant — most sections are all-ages, though some adjacent parcels carry 55+ designations.

Market Commentary

What the market is doing

Bellalago's wide price range — from the mid-$200s for townhomes to $1.5M+ for estate-sized lakefront single-family homes — means the community competes on multiple buyer tiers simultaneously. The median sits around $485,000, and days on market average 115 days, which is longer than the broader Kissimmee average. The best value per square foot tends to be the mid-sized single-family homes (2,500–3,500 sq ft) in interior positions — buyers get the full Bellalago amenity package without the lakefront premium. Townhomes are the entry point and the fastest-moving segment. True Lake Toho waterfront lots are rare and price accordingly.
