Baytree is the gated golf community built around Baytree National Golf Links — an 18-hole Gary Player Signature course that opened in 1994. The residential community shipped in waves through the late 1990s and 2000s; build-out is essentially complete with occasional teardown-and-rebuild activity on prime fairway lots. Gated 24/7 with a guard at the main entrance off Wickham Road. Golf carts are everywhere.

Direct golf frontage is the premium product. Pool homes are common; many homes have outdoor kitchens and screened summer-kitchen lanais.

Gary Player Signature course (1994), 18 holes, semi-private. Residents are not auto-enrolled — golf membership is separate (verify current initiation and dues with the club). The clubhouse offers restaurant, bar, pro shop, tennis facility, and small fitness room. Tournament play is active. The course rating and tree canopy make Baytree National one of the better mid-Brevard public-access golf experiences.

HOA & CDD Fees

CDD ~$2,600/year (the highest in our Viera dataset — meaningful budget item). HOA $75–$250/month depending on sub-section and whether maintenance is bundled. Combined monthly carrying cost (HOA + CDD) typically $300–$470/month before mortgage and before any optional golf membership.
