Background

A brief history

Bay Springs (also known as Shadow Bay Springs) was developed between 1983 and 1986 on a parcel off Conroy-Windermere and Lake Marsha Drive in southwest Dr. Phillips. The community was planned as a mid-density family neighborhood with 207 single-family homes in contemporary, traditional, and Florida architectural styles. Build-out was complete by the mid-1980s, and the community has maintained steady appeal because of its proximity to theme parks and the Dr. Phillips school zone.

The feel

What it's like to live here

Bay Springs is a settled, low-key family neighborhood. Streets are laid out on a grid with modest lots (0.2 to 0.35 acre), creating a walkable feel. Most homes are 3–5 bedrooms, 1,500–2,800 square feet, built in the early-to-mid 1980s. Architecture is unpretentious — contemporary, traditional, and Florida styles dominate. The neighborhood is non-gated and non-amenity-focused; the appeal is simplicity, affordability, and access to schools and parks.

Market Commentary

What the market is doing

Median sale sits around $750K–$900K for homes in fair condition. Renovated homes push to $1M–$1.1M. Unrenovated originals trade $600K–$750K and often attract investors or builders. Price-per-square-foot ranges $260–$330 depending on condition. The neighborhood's age (40+ years) means most original homes need kitchen and bath updates, but the structural bones are typically sound.
