A brief history

Avalon Park was master-planned and developed beginning in the late 1990s by Beat Kahli and the Avalon Park Group on what had been largely undeveloped pine flatwoods and agricultural land in far east Orlando, near the Osceola County line. The community broke ground around 1999 and has been built out in phases over the subsequent two decades, evolving into one of the most ambitious new-urbanist developments in Central Florida. The vision was always pedestrian-friendly — a walkable town center surrounded by residential neighborhoods — a concept that was relatively unusual for suburban Orlando at the time.

By the mid-2000s, Avalon Park's Town Center had established itself with a mix of retail, restaurants, and professional offices lining tree-shaded streets. The real estate boom of the early 2000s accelerated construction of the single-family neighborhoods, and the community weathered the 2008 downturn better than many Orlando suburbs because of its strong sense of place and active civic life. A second phase known as Avalon Park West was later developed across Alafaya Trail, adding additional homes and a separate village center.

Today Avalon Park encompasses several distinct villages — Avalon Park, East Park, and Trails at Avalon — each with its own pocket parks and architectural character while sharing the broader Town Center. What I tell buyers considering Avalon Park is that you are paying a modest premium for infrastructure and identity that most east Orlando communities simply do not have. The Town Center, the trail network, and the school feeder pattern all support values, and I have watched this community hold its floor better than comparable zip codes in downturns. Entry-level townhomes and smaller single-family homes start in the mid-$300s, while larger newer homes on the west side push toward $800K-$900K. The sweet spot for a four-bedroom single-family home with good schools is roughly $450K-$600K right now.
