Background
A brief history
Stoneybrook East was developed in the late 1990s and early 2000s by Arvida/JMB and later U.S. Home (now Lennar) on land in east Orange County between UCF and the 408, just south of the East-West Expressway interchange at Goldenrod Road. The community was purpose-built as a golf course community, centered on an 18-hole championship course that was constructed as the residential neighborhoods were being developed around it. Construction proceeded in multiple phases through roughly 2003-2005, with the community reaching full build-out in the mid-2000s.
The golf course — the Stoneybrook East Golf Club — opened to residents and the public in the late 1990s and became an anchor amenity for marketing the community to buyers who wanted a country club lifestyle at a non-country-club price point. The surrounding residential streets were designed to maximize golf course frontage and lake views, and a significant percentage of the homes back directly to the fairways or water features that run throughout the course.
Stoneybrook East sits within a zip code (32828) that experienced dramatic growth during the 2000s development boom and has continued to attract buyers seeking proximity to UCF, Research Park, and the Lockheed Martin/Siemens corridor. The community has matured well, with established landscaping, active HOA governance, and a golf club that continues to operate as both a resident amenity and a semi-public course open to outside play.
The feel
What it's like to live here
Stoneybrook East has the feel of a true golf community — not a subdivision that happens to be near a course, but a neighborhood where the fairways, lakes, and cart paths are woven into the fabric of daily life. The architecture is predominantly Florida traditional and Mediterranean revival stucco, with a noticeable proportion of homes featuring screened lanais and pools oriented toward golf course views. The community tends to attract golf enthusiasts, active families, and professionals working in the UCF corridor who want a resort-like setting without the Windermere price tag.
The gated entrance, the golf club restaurant and bar, and the shared amenity center give Stoneybrook East a more self-contained feel than most east Orlando communities. Neighbors tend to know each other through the golf club and the community's active social scene. Proximity to SR 528 and the 408 makes commutes to the airport, Lake Nona Medical City, and downtown manageable.

Market Commentary
What the market is doing
Stoneybrook East is one of the better value propositions in the gated golf community segment of east Orange County. Golf course and lakefront lots command a premium, but non-view homes in the community are priced similarly to non-golfing communities nearby — buyers are essentially getting the golf club access as a bonus. I advise buyers to pay attention to HOA and club dues, which can add $300-$500/month in carrying costs, and to evaluate whether they will actually use the golf membership, since you are paying for it either way.
