Lake Down Village draws a very specific buyer: someone who has done enough searching in Windermere to know that the most coveted addresses aren't always behind a guard gate. This enclave of roughly a dozen homes on Lavill Lane and Lavill Court is easy to miss — which is exactly why the people who find it tend to stay. The buyers I work with here are typically senior-level executives or entertainment industry professionals who want genuine Butler Chain frontage, not a community that merely markets proximity to it.

The employment anchor is real. Walt Disney World is twelve to fifteen minutes south, and Universal is twenty to twenty-five minutes up the interstate. The western Beltway connects quickly to Winter Garden and beyond. For households where one or both partners work on the I-4 corridor or at the resort complex, Windermere puts them close enough to commute without living inside the noise of it.

What makes the housing stock distinctive is the scale. Homes here run roughly 4,500 to 5,000 square feet on acre-sized lots with backyard views over Lake Down — a lake large enough for water skiing and wake surfing that connects south through the entire Butler Chain. It's an intimate setting that feels removed from the market in a way that larger planned communities cannot replicate.

Buyers comparing Lake Down Village typically also look at Keenes Pointe for the gated golf component, or Casa del Lago if they want a slightly larger community feel while staying on the Butler Chain.
