What separates 32836 from 32819, how Big Sand Lake works, who lives in Bay Hill, and the honest price guide from $700K to $4M for Orlando's southern Dr. Phillips corridor.

Most buyers lump all of Dr. Phillips together, and I understand why — it's one of Orlando's most recognizable neighborhood names. But the zip code matters here. 32836 and 32819 are adjacent, share the Dr. Phillips brand, and even share some school zones, but they are genuinely different markets with different price ceilings, different lake access, and a different buyer profile. I work both zip codes. Here's what actually separates them.

What's in 32836

The 32836 zip code sits south of Sand Lake Road, bounded roughly by the Florida Turnpike on the east, Apopka-Vineland Road on the west, and the Orange/Osceola County line to the south. Its major anchors:

Bay Hill Estates and Environs

The original residential fabric around the golf course. Mix of 1970s–1990s construction on generous lots. A significant portion have been renovated to current standards. $700K–$2.5M depending on renovation level and lot position (golf course vs. interior).

Cypress Point and Cypress Pointe

For buyers in the $700K–$4M range who want southwest Orlando with water or golf adjacency, this is the zip code to focus on.

The risks are the usual ones in this corridor: traffic on Turkey Lake Road during commute hours, older homes in Bay Hill requiring system updates, and the club membership process if that's part of your plan. None of those are deal-breakers — they're just things to plan for.

If you're comparing 32836 to Windermere (34786), here's the honest take: Windermere has the Butler Chain, which is more extensive and arguably more prestigious water than Big Sand Lake.
