The housing itself breaks into three distinct reads: the original 1960s-to-1990s master-planned core built by General Development Corporation, where over a hundred lakes are baked into the street grid and lakefront lots at Empire Lakes or Deltona Springs punch well above their price point; newer construction corridors on the Northside and in the 32738 ZIP that attract move-in-ready buyers; and the DeLeon Springs pocket to the northeast, which feels more like a river-arts enclave than Central Florida suburbia.
