When people say "Dr. Phillips," they usually mean one of two things: the neighborhood south of Sand Lake Road anchored by Arnold Palmer's Bay Hill Club, or the broader 32819 zip code that encompasses a significant swath of southwest Orange County. The distinction matters for buyers, because 32819 is not a uniform market. Prices range from the low $400Ks to well over $5M depending on where you are within the zip code.

Emerald Forest / Stonebridge

What to Watch: Traffic and Commercial Density

The same centrality that makes 32819 attractive creates real traffic friction. Sand Lake Road during commute hours is routinely congested. I-4 between 32819 and downtown is one of the most congested stretches in Florida during peak hours. My Take on 32819 as a Buy

32819 is a fundamentally sound market with strong school zones, excellent location, and a range of price points that accommodate buyers from $400K to $5M+. The school zone premium is real and tends to hold in market corrections. The lifestyle — Restaurant Row, theme park proximity, lakefront access — is genuinely exceptional.

The watch-out is traffic and the commercial density of the northern end of the zip code. If quiet residential streets are what you're after, look at Bay Hill proper or Phillips Bay and stay away from the International Drive adjacency.

For buyers comparing 32819 to Windermere (34786) or Winter Park (32789): Dr. Phillips offers more home for the money than Winter Park and a more established neighborhood feel than newer Windermere communities, but Windermere offers quieter streets and Butler Chain lake access that 32819's interior can't match.
