The 5 Fastest-Moving Communities in Viera Right Now (April 2026)

Farallon Fields is averaging 2 days on market. Pangea Park is at 8. If you're buying in Viera and you don't understand which communities move fast and why, you will lose offers before you're ready to make them.

Days on market is the most honest signal in any real estate market. A community averaging 2 days DOM doesn't have an offer accepted in 2 days by accident — it means buyers are pre-positioned, pre-approved, and moving same day or next day after a home lists.

Here are the 5 fastest-moving Viera communities from our April 2026 MLS dataset (233 closed sales, ZIP 32940 + 32955). If you're targeting any of these, this post explains why they move and what you need to do to compete.

1. Farallon Fields — 2 days median DOM

Median sale price: $740,000
Median $/sqft: $289
Community: Pulte Homes new construction, 2022+ active phases, Viera East
CDD/year: ~$1,135
HOA/month: ~$72

Farallon Fields is moving faster than anything else in the Viera dataset. The 2-day median DOM means that competitively priced homes here are going under contract before the end of the first business day they're visible to buyers.

Why? Two reasons. First, Farallon Fields sits in the $700K–$780K range, which is the sweet spot for Brevard's relocating professional buyer — typically KSC/Patrick SFB aerospace or defense engineers buying with a corporate relocation package, pre-approved at or above asking. Second, Farallon Fields has the best CDD-to-price ratio of any new-construction Viera community in the tier: $1,135/year CDD and only $72/month HOA. Combined monthly community cost is $167. At $740K median, that's an unusually clean cost structure.

What you need to compete: Get pre-approved before you start looking. "Pre-qualified" is not the same as "pre-approved." Have your lender issue a full pre-approval letter with a credit pull and income verification, addressed to a dollar amount above your target price. Have your agent set up an MLS auto-alert on Farallon Fields specifically — not a zip code sweep, this community specifically. When a home lists, you need to be in it the same day. Same-day offers with clean terms (pre-approval letter, minimal contingencies, flexible close date) are how Farallon Fields homes get bought.

2. Pangea Park — 8 days median DOM

Median $/sqft: $266
Community: Active Viera East new construction
CDD/year: ~$1,010
HOA/month: ~$213

Pangea Park is the most active community in the Viera East footprint by volume — 8 closed sales in the 60-day window — and at 8 days median DOM it's the second-fastest in the dataset. The $630K median price with $213/month HOA is a higher combined fee structure than Farallon Fields, but the lower purchase price makes the mortgage payment math work for more buyers.

Pangea Park is also where Viera East's planned retail and walkable infrastructure is most concentrated — buyers are paying a premium for access to the emerging Viera East Town Center footprint, which is further along in development than adjacent communities.

What you need to compete: Same pre-approval discipline as Farallon Fields. Pangea Park specifically has been attracting buyers from Hernando and Hillsborough counties who are priced out of Tampa but still want master-planned density — so you're competing against out-of-area buyers who are pre-positioned and ready. Know your ceiling before you tour.

3. Trasona — 9 days median DOM

Median sale price: $650,000
Median $/sqft: $255
Community: Viera East new construction (2018+ phases)
CDD/year: ~$183
HOA/month: ~$163

Trasona's 9-day DOM is the best value story in the fast-movers list. The CDD fee — $183/year — is the second-lowest of any active Viera community. HOA at $163/month is moderate. Combined monthly cost: $178. That's the lowest community cost structure of any community in this top-5 list, and it's drawing buyers who know the Viera market well enough to understand what they're getting.

At $650K median, Trasona sits right below Farallon Fields and above Pangea Park. The community is fully built out on its earlier phases; newer phases to the east are still completing. The buyer profile skews toward Brevard-area move-up buyers who know the market and are targeting the CDD arbitrage deliberately.

What you need to compete: The 9-day median means you have slightly more time than Farallon Fields or Pangea Park, but not much. Trasona is also attracting buyers who are comparing it directly to Reeling Park next door — if you're in that comparison, know which you want before listing day, not after.

4. Reeling Park — 12 days median DOM

Median sale price: $748,000
Median $/sqft: $291
Community: Viera East active new construction
CDD/year: ~$135
HOA/month: ~$163

Reeling Park is the highest-median-price community in Viera's active new-construction tier, and it moves in 12 days median. The $135/year CDD is the lowest CDD of any active-construction community in the dataset — for a community at this price point, that's a structurally favorable number.

The combined monthly fee at Reeling Park is $174. For a $748K home, that is genuinely low — lower than Sierra Cove ($135 CDD but lower overall price point), and dramatically lower than Heritage Isle or Del Webb at comparable price points.

Reeling Park buyers tend to be the most financially confident in the new-construction set — they're targeting the top of the market and willing to pay $748K for a home that has the lowest community cost structure of any comparable-priced Viera community.

What you need to compete: At 12 days, there's room to schedule a proper showing before submitting — but not room to sleep on it. Reeling Park's higher price means the buyer pool is smaller, but the buyers who are in this pool are highly motivated and well-capitalized. Clean offers with strong pre-approvals and flexible timelines are still the way to win here.

5. Baytree — 14 days median DOM

Median sale price: $699,000
Median $/sqft: $275
Community: Gated golf, Baytree National Golf Links (Gary Player)
CDD/year: ~$2,600
HOA/month: ~$83

Baytree is the outlier on this list — it's a built-out, resale-only community with a legendary CDD. The $2,600/year CDD is the highest in the Viera dataset by a wide margin; it reflects the Gary Player golf course infrastructure that was financed through the CDD when Baytree was developed.

Despite that, Baytree moves in 14 days median. Why? Because Baytree buyers are specifically seeking the Baytree product — a gated community with a nationally recognized golf course, a prestige address, and a specific lifestyle — and they're not price-sensitive on the CDD. Golf community buyers have already underwritten the carrying costs.

At $83/month HOA plus $217/month CDD (annualized), the combined monthly is $300. It's the most expensive community cost structure outside of Heritage Isle, but at $699K median it's pricing the community at a relative discount to comparable golf-course-fronting communities in other Florida markets.

What you need to compete: Baytree does not have new inventory coming — it's resale only. That means when a well-priced home lists, it moves in two weeks because there isn't another one behind it. Unlike the new-construction communities, you can't put in an offer on a to-be-built when you miss a resale here. Have your financing buttoned up.

The underlying pattern

The five fastest communities in Viera share one characteristic: buyers who understand the market are pre-positioned and motivated. Viera is not a casual market where you tour on Saturday and think about it over the weekend. For these five communities, the competitive buyer mindset is:

  1. Pre-approved with a letter in hand before the first tour
  2. MLS auto-alert set on the specific community, not the zip code
  3. Willing to submit a same-day or next-morning offer after a showing
  4. Clear on ceiling price before they walk in the door
