Moving to Central Florida? Get the real numbers before you choose a neighborhood.

A free 40-minute live session with me, Ryan Solberg. I spend 30 minutes on one decision that changes your numbers, then 10 minutes on your questions. Tuesdays at 7:00 pm ET: 6:00 Central, 5:00 Mountain, 4:00 Pacific.

Moving to Central Florida 101: the real monthly cost, line by line

Save my seat

Orlando was the #1 U.S. metro for net inflow of house hunters searching from another metro in Q1 2026, and New York was its top origin (Redfin migration report, updated September 15, 2026).

Why I run this

Most people moving here are researching from another state.

They read listings that show the seller's property tax bill, which is often lower than the bill the buyer will get once the assessment resets at sale. They see insurance averages that don't match any real quote. I run this series to put the local numbers in one place, with dates on them, and to answer your questions live.

What you'll learn

The topics rotate weekly. Across the series, we cover:

  • Property taxes and homestead. Why the tax bill on a listing usually isn't your tax bill. What Amendment 3 on the November 3, 2026 ballot would change for new residents, using the official ballot language.

  • Insurance. Roof age, wind mitigation and 4-point inspections, and flood. Starting January 1, 2027, every Citizens policy with wind coverage must also carry flood insurance, in any flood zone (Citizens Property Insurance).

  • HOA vs. CDD. They're two different fees. I'll show you how to find the CDD on a county tax bill before you write an offer.

  • Where people are actually moving. In 2024-25, Lake, Brevard and Osceola counties gained the most domestic movers in the region (USAFacts, updated July 7, 2026). You'll see how to narrow the map by commute, budget and flood zone.

  • Buying from another state. Virtual tours, when a written buyer agreement is required, remote closings, and how to protect your wire.

  • Financing a relocation. Getting pre-approved when your job is changing, whether to sell your current home first, and what changes above the 2026 conforming loan limit of $832,750 (FHFA).

  • Why some people leave Florida, and the numbers to check so you don't become one of them.

It's for you if:

  • You're planning a move to the Orlando area, Lake or Seminole County, or the Space Coast in the next 3 to 18 months.
  • You own a home somewhere else and need to decide the order: sell first, buy first, or both at once.
  • You're keeping a remote job, transferring, starting a Florida job, or retiring, and you want to know how that affects getting a loan.
  • You rent now and want to know whether buying here makes sense for you.

It isn't for you if:

  • You want someone to tell you Florida is perfect. We talk about the costs, including the reasons some people move back.
  • You're shopping for a short-term rental investment. That's a different conversation.

The monthly state session

On the last Tuesday of each month, the session is built for people moving from one state. It covers that state's exit paperwork and residency questions, plus the Central Florida areas that fit a typical budget from there. The rotation covers New York, New Jersey, California, Texas, Illinois (Chicago), Massachusetts, Michigan, Ohio, Colorado and Washington, DC.

Next up: Ohio on Tue, Nov 24. Save a seat

About me

I'm Ryan Solberg. I own MaxLife Realty in Orlando. I'm a Florida real estate broker (BK3354351) and a licensed mortgage loan originator (NMLS #1784218). One person can work your search, your offer and your loan on the same timeline.

I want to be clear about one thing. You can use me as your agent, your loan officer, both, or neither. Attending commits you to nothing. If you take the notes and hire someone else, that's fine.

FAQ

Questions people ask

Is it really free?

Yes. No cost and no obligation. Around minute 20, and again at the end, I'll mention the free Relocation Strategy Call. That's the only offer.

Is it live?

Yes, almost every Tuesday. On a few holiday or election weeks I replay a recorded session, labeled as a recording, and then take your questions live. Recordings are always labeled as recordings.

Will other people see me?

No. You join muted with your camera off. Other attendees can see the name you join with, so a first name is fine. If I read your question aloud, I won't use your last name.

Is it recorded?

Yes, including the chat.

I can't make Tuesdays. Should I still register?

Yes. Register and I'll follow up after the session. Or skip the session and book a 20-minute call. Book a 20-minute call

Do I have to use you as my agent or my lender?

No. You're free to choose any real estate agent and any lender. Using me for one never requires using me for the other.

Will you tell me today's rates or what my payment would be?

Not in the session. Rates and payments depend on your credit, price, down payment and the day you lock. I'll go through real numbers one-on-one, where they come with the required disclosures.

Does this count as homebuyer education for down payment assistance?

No. This isn't a certified homebuyer education course, and it can't give you an education certificate. If a program requires education, Fannie Mae's free online HomeView course issues a certificate when you score 80% or higher.

I'm moving somewhere else in Florida. Can you help?

The session is about Central Florida. If you're headed to Tampa, Sarasota, Jacksonville or elsewhere, tell me and I'll introduce you to an agent I trust there.

What happens to my information?

I use it to send your join link, reminders and follow-up about your move. I don't sell it. Every email has an unsubscribe link, and replying STOP ends texts. Privacy Policy

Can someone join with me?

Yes. Either register them separately so they get their own link, or watch together on one screen.
