Virtual Office Website (VOW) Terms of Use

These Terms of Use ("Terms") are a binding agreement between you ("Registrant") and MaxLife Realty, LLC, a licensed Florida real estate brokerage (FL Broker License #3354351), 5401 S. Kirkman Rd, Suite 310, Orlando, FL 32819 (the "Broker"). The Broker operates this Virtual Office Website ("VOW") to provide real estate brokerage services to consumers online. By creating an account and checking "I agree," you accept these Terms. You must accept these Terms before you can search or view VOW listing data.

1. Broker–consumer relationship

By registering, you establish a broker–consumer relationship with MaxLife Realty, LLC for the purpose of receiving real estate brokerage services through this VOW. You confirm a bona fide, good-faith interest in the purchase, sale, or lease of real estate of the type offered through this VOW. This registration alone does not create an exclusive representation or agency agreement; any agency relationship is governed separately and in accordance with Florida law.

2. Personal, non-commercial use only

All listing data made available through this VOW is provided exclusively for your own personal, non-commercial use. You may use it only to identify properties you may be interested in buying, selling, or leasing, and for no other purpose.

3. No copying, redistribution, scraping, or automated access

You agree that you will not, and will not permit any person or automated process to:

• copy, reproduce, redistribute, retransmit, publish, license, sell, or otherwise make available any portion of the listing data, except in connection with your individual consideration of a specific property;
• access the VOW or its data through any bot, crawler, scraper, spider, screen-scrape, harvesting, or other automated means;
• aggregate, compile, or create any database or derivative product from the listing data;
• use any device or process to retrieve, index, or deep-link to data in bulk; or
• circumvent, disable, or interfere with any security or access-control feature of the VOW.

We employ reasonable measures to detect and prevent scraping and unauthorized use, and may suspend or terminate access that violates this Section.

4. Listing data ownership and MLS copyright

The listing content is provided by Stellar MLS and distributed by MLS GRID, and is protected by copyright (© Stellar MLS / MLS GRID). You acquire no ownership rights in it. It is provided for consumers' personal, non-commercial use and may not be used for any purpose other than to identify prospective properties you may be interested in purchasing or leasing. Listing information is deemed reliable but is not guaranteed accurate by the MLS, MLS GRID, or the Broker, and should be independently verified.

5. Your account and credentials

• You must provide your real name and a valid email address, and verify that email address before your account is activated. Access is granted only after you confirm.
• Your username/password is unique to you. You are responsible for keeping it confidential and for all activity under your account. Do not share your credentials.
• For security and MLS compliance, your password expires periodically and must be changed or re-confirmed (a 180-day cycle). We retain account and acceptance records as required by MLS rules after expiration.
• We may suspend or terminate access for violations of these Terms or as required by the MLS.

6. Seller opt-outs and data accuracy

Some properties or details may be excluded or limited at the owner's election (for example, a seller may opt out of internet display, address display, or automated value estimates). The data you see reflects those elections and may not include every property in the MLS. Some listings may have been excluded from this website.

7. Contact consent

You agree the Broker may contact you by email, phone, or text using the information you provide, about your inquiry and related real estate services, consistent with our privacy practices and applicable law. You may opt out of marketing communications at any time; transactional and account messages may still be sent.

8. No warranty; limitation of liability

The VOW and all data are provided "as is" and "as available," without warranties of any kind. To the fullest extent permitted by law, the Broker, Stellar MLS, and MLS GRID are not liable for any damages arising from your use of, or inability to use, the VOW or its data.

9. Changes to these Terms

We may update these Terms. If we make material changes, we will post the new version and may require you to re-accept before continuing to use the VOW.

10. Governing law

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles.

When you check "I agree," we record your name, email, the version of these Terms, and the date, time, and IP of acceptance as evidence of agreement for MLS compliance review.
