A brief history
Wimauma's name is a family portrait: when Captain C. H. Davis platted the town in 1902 along the new rail line running south through Hillsborough County toward Manatee and Sarasota, he built the name from his three daughters — Wilma, Maude, and Mary. The post office opened on October 24, 1902, and the little town beside Lake Wimauma settled into the role it would play for the next hundred years: an agricultural community on State Road 674, surrounded by some of the most productive farmland in Florida.
Agriculture is not a historical footnote here — it is still the living economy. The Wimauma area sits at the heart of Hillsborough County's strawberry and tomato country, with the county leading Florida in strawberry production, and generations of farmworker families — many of them Mexican-American — built the town's culture, churches, and food. That heritage gives Wimauma a depth and identity that the new subdivisions around it don't have, and Hillsborough County has formally recognized it: a Wimauma Downtown Revitalization Action Plan has won planning recognition for its community-driven vision of growing without erasing the town.
The transformation of the surrounding land, though, has been dramatic. Beginning in the 2010s and accelerating hard into the 2020s, master-planned communities replaced fields across the Wimauma area: Valencia Lakes brought GL Homes' 55+ model, Southshore Bay arrived with a five-acre crystal lagoon billed as Hillsborough County's only one, and Berry Bay and Balm Grove pushed the new-construction belt east and north. County commissioners have continued approving large new projects — one recent approval alone added over 1,800 homes — while FDOT studies widening State Road 674, whose traffic is projected to grow steeply by 2030. Wimauma today is two places sharing one name: a century-old farm town, and one of Tampa Bay's busiest new-home markets.

Wimauma is the value frontier of Tampa Bay's south county: this is where buyers go when they want a new or nearly-new home at a price that no longer exists in Riverview or Apollo Beach, and the trade is distance and infrastructure. The new communities deliver exactly what they promise — resort pools, the Southshore Bay lagoon, builder warranties, and neighbors in the same life stage — while the historic town along SR 674 remains a genuine, working agricultural community with deep Mexican-American roots, taquerias, and farm stands that long predate the rooftops. Valencia Lakes adds a large 55+ population to the mix, and Sun City Center's retiree infrastructure sits just west.
The honest tradeoffs are real and worth saying plainly. State Road 674 is a two-lane road carrying fast-growing traffic, and FDOT's widening study is a study, not a finished road — commutes to Tampa run 40 minutes to an hour at peak via US 301 or I-75. Retail, dining, and medical services are thin in Wimauma proper; residents drive to Sun City Center, Riverview, or Brandon for most of it. Nearly every new community carries CDD assessments on top of HOA dues, and schools are absorbing growth as fast as the county can build them. Buyers who need urban convenience will feel the distance daily; buyers who want maximum new house for the dollar and don't mind windshield time will find Wimauma hard to beat.

CDD & Lagoon Fees
Nearly all of Wimauma's master-planned communities — Southshore Bay, Berry Bay, Balm Grove, and others — sit inside Community Development Districts, with assessments on the property tax bill on top of HOA dues. At Southshore Bay, access to the lagoon is tied to the community's fee structure, which adds another line to the monthly math. CDD amounts vary by community and by phase within the same community, and part of the assessment often retires construction bonds while the operations portion continues indefinitely. Pull the actual tax bill for any specific address and ask the HOA or district for the current fee schedule before comparing homes on list price alone — verify the numbers yourself rather than relying on a listing or a sales office.
Access & Commute
Wimauma's road network is the area's biggest growing pain. State Road 674 through town is two lanes, US 301 is the main north-south spine, and I-75 access runs through Sun City Center or up 301 toward Big Bend Road — figure roughly 40 minutes to an hour to downtown Tampa at peak, and budget extra during school-year mornings. FDOT has a project development study underway for SR 674 improvements, with traffic projected to grow steeply by 2030, but studies are not construction dates. Many residents work locally or southward toward Bradenton rather than commuting to Tampa daily. Drive your actual commute at rush hour before you buy — distance on a map understates the time here.
New Construction Landscape
National builders dominate the Wimauma market, and new construction competes directly with two- and three-year-old resales, often inside the same community. Builder incentives — rate buydowns, closing-cost credits, design upgrades — can be substantial, but run the comparison on total monthly cost including CDD and HOA, not just price. Nearly-new resales sometimes beat new builds once you count window coverings, fences, and appliances the first owner already paid for. On any new build, hire your own independent inspector at pre-drywall and final regardless of builder reputation, and read the HOA and CDD documents before signing. The community you tour at the sales center will also keep building for years — ask what's planned on the empty land around you.
Agricultural Surroundings
Working farms still surround Wimauma, and Florida's Right to Farm Act protects normal agricultural operations from nuisance complaints — which means seasonal harvest traffic, early-morning equipment, spraying, and field smells are part of life on the edges of the new communities. The strawberry and tomato seasons bring real truck volume to SR 674 and the local roads. Some buyers love the open land and farm stands; others are surprised that the field behind their fence is an active operation rather than a future park. Drive the area during harvest season if you can, and check county land-use maps for what's planned — or permitted — on the parcels around any home you're considering.
55+ Communities
Wimauma anchors one of Tampa Bay's largest active-adult corridors. Valencia Lakes is the area's flagship 55+ community, with a large clubhouse, resort amenities, and a full activities calendar, and Sun City Center — one of Florida's best-known retirement communities — sits just west with its own medical, retail, and golf-cart infrastructure. Age restrictions in these communities are deed-enforced under federal housing-for-older-persons rules, with specific occupancy requirements, so verify the rules and any waiting lists directly with the association before purchase. For buyers shopping both, the practical difference is vintage and fees: Valencia Lakes is newer construction with modern amenity packages, while Sun City Center offers more price range and an unmatched depth of clubs and services.

Market Commentary
What the market is doing
Wimauma's numbers tell a new-construction story — the last 12 months of MLS sales show 808 closings, a huge count for a community this size, with the median at $350K and a notably tight spread: the bottom tenth under $285K and the top tenth above $510K. That compressed band is what happens when builders set the market — most of what trades here is a recent-vintage single-family home in a master-planned community, so the homes themselves are more alike than in older markets. The practical consequence: with prices this clustered, the CDD assessment, HOA dues, lagoon or club fees, and lot position matter more than the sticker price, because two $350K homes can differ by hundreds of dollars a month in carry cost.
