Background

A brief history

VillageWalk at Lake Nona was developed beginning in 2006 by DiVosta Homes, which was subsequently acquired by Pulte Homes early in the project's construction timeline. Pulte completed the build-out over roughly a decade, delivering the final homes around 2016 on a 489-acre canvas inside the broader 7,000-acre Lake Nona master plan developed by Tavistock Development Company. The community was conceived as a European-village-inspired neighborhood — interconnected lakes, pedestrian bridges arcing over the water, and winding trails linking homes to a central Town Center rather than a standard suburban cul-de-sac grid.

The Town Center, at 26,000 square feet, was designed to function as VillageWalk's social and commercial core. Unlike most gated communities that offer only fitness and pool amenities, VillageWalk's Town Center incorporated a gas station, a full-service deli and market, a salon, a day spa, and a pet boutique — making it one of the most self-contained residential communities in Central Florida. This model proved popular with buyers who wanted resort-quality amenities without leaving the gates.

The Enclave at VillageWalk, a premium sub-community within the larger neighborhood, was added later to offer larger estate-sized single-family homes on wider lots, with homes regularly trading above $900,000 and creating a distinct upper tier within the VillageWalk market.

The feel

What it's like to live here

VillageWalk at Lake Nona has the feel of a resort that never closes — the kind of community where residents walk their dogs across arched pedestrian bridges over sparkling lakes, jog past manicured landscaping at dusk, and stop at the deli inside the gates for groceries without ever getting in a car. The architecture leans Mediterranean, with tile roofs and stucco facades in warm earth tones, and nearly every home either fronts directly onto water or has a lake view. It is dense enough to feel vibrant, with 1,221 homes ensuring a constant stream of activity at the pools, tennis courts, and fitness center, but organized and landscaped well enough to feel serene.

Residents skew toward dual-income professional households — physicians, healthcare administrators, tech workers, and military families tied to nearby Lake Nona's Medical City corridor and the VA Medical Center. The community draws a meaningful relocation audience from out of state, particularly from the Northeast and Midwest, who respond to the combination of gated security, resort amenities, and the self-contained Town Center. The social fabric is active: the clubhouse ballroom hosts community events regularly, the tennis program is organized, and the trails see steady use morning and evening.

The details

What to expect

Architecture & Homes

VillageWalk homes are built by DiVosta/Pulte in a Mediterranean-inspired style — tile roofs, stucco exteriors, and warm earth-tone color palettes throughout. The community includes villas and townhomes starting around 1,400–1,700 sq ft, standard single-family homes on 50-ft and 60-ft lots ranging from roughly 1,900 to 3,200 sq ft, and Enclave at VillageWalk estate homes reaching 4,600+ sq ft with up to 7 bedrooms. Lot widths matter for HOA fees: 50-ft lots pay approximately $328/month and 60-ft lots pay approximately $343/month. Virtually all home sites are positioned on or adjacent to one of the community's interconnected lakes, giving most homes a meaningful water view.

Amenities & Lifestyle

The 26,000 sq ft Town Center is VillageWalk's defining feature — a resort-style clubhouse with a 24-hour fitness center, library, card room, and a ballroom that accommodates up to 160 guests. Outdoor amenities include a heated resort-style pool, a separate heated lap pool, six clay tennis courts, a basketball court, and a children's playground. Miles of lighted, landscaped trails wind past the lakes and over pedestrian bridges throughout the 489-acre community. The Town Center also houses a gas station, Lake Nona Deli and Market, Salon Lake Nona, a day spa, and a pet boutique — all inside the gates. HOA fees include cable television, high-speed internet, and alarm system monitoring. The community is staffed by 24-hour gate attendants.

Schools

VillageWalk at Lake Nona falls within Orange County Public Schools. Elementary students are typically zoned for Village Park Elementary (12253 Lake Nona Gateway Rd) or Northlake Park Community School (9055 Northlake Parkway), both highly rated. Middle schoolers attend Lake Nona Middle School (13700 Narcoossee Rd), an A-rated school with strong academic programming. High schoolers attend Lake Nona High School (12500 Narcoossee Rd), consistently ranked among Orange County's top public high schools. The A-rated OCPS school assignments are a primary driver of family buyer demand in this community.

Market Commentary

What the market is doing

VillageWalk is one of the most price-stable communities I cover in Lake Nona. The combination of the gated entry, waterfront positioning on nearly every street, and the Town Center's genuine walkable amenities creates a floor under values that you don't see in open communities nearby. In 2026, I'm seeing villas and townhomes in the low-to-mid $400s and standard single-family homes trading in the $450,000–$650,000 range depending on lot width and water position. Enclave homes are a different market altogether — those are $800K–$1M+ transactions. Sellers who price correctly against their specific comp set tend to move quickly because the relocation demand from Medical City is consistent year-round.
