Tuscawilla is one of the oldest and largest master-planned communities in Seminole County, with origins dating to the 1970s. The community was developed on land that had historically been used for agriculture and citrus groves in what was then the rural outskirts of Winter Springs. Development began in earnest in the late 1970s and accelerated through the 1980s and 1990s as Seminole County emerged as one of the fastest-growing counties in the country. The Tuscawilla Country Club, established in the early 1980s, became the social and recreational anchor of the community and remains in operation today as a private club with golf, tennis, and aquatics.

Unlike many Florida master-planned communities of its era, Tuscawilla was developed gradually over several decades by multiple builders, resulting in a diverse mix of housing product across more than 30 distinct sub-neighborhoods — from patio homes and townhomes to large custom estates on the golf course. Tuscawilla is the most diverse price market I work in — you can find a 1980s ranch that needs updating in the $300s, or a renovated golf-course estate pushing $1.4M, sometimes in adjacent sub-neighborhoods. What I tell buyers is that the school district premium here is real and durable: Seminole County schools are the best in Metro Orlando, and that has supported values through every cycle I have seen. Buyers who invest in updates on older homes in Tuscawilla consistently recoup well. Golf course and lakefront lots in the custom sections trade on a different tier entirely.
