Tuscawilla is fifty years old and still the most complete community story in Seminole County. That's what I tell buyers comparing Tuscawilla to Heathrow or Lake Mary — you can buy amenities anywhere, but you can't buy a community that's already become itself.

The school zone is the other pillar: Winter Springs High with its IB Diploma Programme, Jackson Heights Middle, and Tuscawilla Elementary — all A-rated in Seminole County's top-five Florida district. UCF and the Research Park are ten to fifteen minutes east, the Lake Mary corporate corridor is fifteen to twenty minutes west on SR-434, and the SR-417 connector sits a couple of minutes from most neighborhoods. The price tier runs from original 1970s ranch homes with renovation upside in Summit Woods and Tuscawilla Park, through the mid-range family neighborhoods in Greenbriar and Reserve at Tuscawilla, up to the custom golf-front estates in Winding Hollow that sit on three-quarters of an acre with fairway views. Buyers who'd been considering Heathrow tend to reconsider when they realize Tuscawilla's median is substantially lower for comparable amenity access and equivalent school zones.
