Background

A brief history

The Enclave at Windermere Landing was developed by Meritage Homes starting in 2014 as an exclusive collection of approximately 100 energy-efficient Mediterranean-style homes built between 2014 and 2017. The community was designed with contemporary building science and smart home technology integrated into a Mediterranean architectural vocabulary. A defining feature is the lack of CDD (Community Development District) fees — common in newer Florida developments — which provides exceptional value in the luxury market. The main entrance is off Chase Road, less than a quarter mile east of Winter Garden Vineland Road, positioning it within easy reach of Windermere Prep and major arterials.

The feel

What it's like to live here

The Enclave reads as a sophisticated, contemporary-traditional community. Mediterranean Revival architectural elements predominate — arched doorways, barrel tile roofs, stucco and stone elevations, courtyard entries — but with modern, open floor plans and energy-efficient construction. Homes are sized 2,069–5,213 square feet across 4–6 bedroom plans. Lot sizes typically 0.3–0.6 acre, creating neighborhood density that's higher than sprawling estates but still maintains visual separation via landscaping. Two ponds with landscaped parks and boardwalks serve as community gathering spaces. Residents tend to be young families and empty-nesters valuing move-in-ready, energy-efficient construction over fixer-uppers.

Energy Efficiency & Smart Home

Market Commentary

What the market is doing

The community trades in the $1.45M–$2.9M band depending on square footage, lot size, and finish level. Homes built 2014–2016 in original condition trade from $1.45M–$1.8M. More recently built or renovated homes (2017–present) trade from $1.8M–$2.5M. Top-tier waterfront homes with pond views and upgraded finishes reach $2.9M. Days-on-market average 20–35 days for homes priced to market. The lack of CDD fees is a significant selling point — typical CDD fees in Windermere run $500–$800/year, so buyers save $30K–$50K over a 30-year mortgage compared to similar communities with CDD.
