Background

A brief history

Sunstone is a newer residential community within the Viera West master plan, developed as part of the Villages of Solerno area — one of the later-phase sub-villages in The Viera Company's ongoing westward expansion. The Villages of Solerno encompasses both a northern and southern section and represents the build-out push that accelerated through the 2010s and into the 2020s as the Addison Village framework took shape west of I-95.

Sunstone was developed with Lennar Homes as the builder, making it one of the few communities within the Viera master plan area not built by Viera Builders. Lennar brought its own production floor plans, typically offering larger homes — 2,500 to 3,500 square feet — with three-car garages and open-concept layouts oriented toward the Florida lifestyle. The community was positioned as a lake-oriented neighborhood, with a meaningful number of lots sited along internal lakes and designed to maximize waterfront exposure.

The community reflects the evolution of Viera as a destination rather than merely a convenient suburban address. Buyers arriving at Sunstone are typically choosing Viera intentionally — for the schools, the employment proximity to KSC and Patrick SFB, and the master-planned infrastructure — and Sunstone's newer construction and larger homes serve that demographic well. The community amenity package — pool, tennis and basketball courts, pavilion, and children's play areas — was built to the standard expected by buyers at this price point.

The feel

What it's like to live here

Sunstone has the crisp, well-ordered feel of a community where most homes are under a decade old. Streets are smooth, landscaping is young but consistent, and the lake views create a sense of openness that newer Florida construction often lacks. Homes here are large by Viera standards — three-car garages and four-bedroom floor plans are common — which draws families at a later life stage: dual-income households, defense and aerospace professionals, and buyers relocating from higher-cost Florida markets.

The demographic is younger and family-oriented. Weekend activity centers on the community pool and the lake walking paths. The overall atmosphere is aspirational but unpretentious — residents moved here because they earned it, not because they are performing success.

The details

What to expect

Home Size and Builder

Lennar-built single-family homes typically 2,500 to 3,500 square feet with three-car garages, open floor plans, granite countertops, stainless appliances, and paver driveways. Modern energy-efficient features are standard.

Lake Living

A significant portion of Sunstone lots back to internal lakes, offering sunset views and natural buffers. Lakefront premiums are real but so is the lifestyle quality — residents with lake lots cite it consistently as their primary satisfaction driver.

Construction Vintage

Newer construction means lower near-term maintenance exposure — roofs, mechanical systems, and appliances are recently installed. This is a meaningful consideration when comparing to East Viera alternatives in similar price brackets.

Community Amenities

The pool, courts, and pavilion are well-maintained and appropriately scaled for the community size — busy enough to feel active, not so crowded that peak times become a frustration.

Commute Profile

Viera West positioning provides quick I-95 access for commutes north to KSC (approximately 30 minutes) or south to Melbourne and Patrick SFB (approximately 20 minutes) — a geography that continues to drive demand from aerospace and defense households.

Market Commentary

What the market is doing

Sunstone homes have been trading in the $450,000 to $650,000 range, with lakefront lots at the upper end. You are buying newer construction, larger square footage, and three-car garages — all of which hold value well in this market. Lennar's construction quality is solid and the community infrastructure is newer, which reduces near-term maintenance exposure compared to older Viera East neighborhoods. A strong choice for buyers who want the newest version of the Viera story.
