Background

A brief history

Summerlake broke ground in 2009 as part of the larger Horizon West development south of Winter Garden. The community was built out between 2009 and 2019 by multiple reputable national builders including DR Horton, KB Homes, Lennar, K Hovnanian, and M/I Homes. This staggered development approach allowed the community to grow organically while maintaining consistent quality standards across neighborhoods. In August 2020, Summerlake Elementary School opened to serve the growing K–5 population, marking a significant milestone in the community's maturation. The additional Summerlake Groves subdivision, which opened in 2016–2018, brought 130 additional homesites and further diversified housing options in the area.

The feel

What it's like to live here

Summerlake is a non-gated, family-oriented community featuring a blend of single-family homes and townhomes positioned along Summerlake Park Boulevard. The architecture reflects modern suburban design with a focus on community living, with homes ranging from 2,000 to 3,200+ square feet. The standout feature is the resort-style amenities—a beautiful lakefront clubhouse overlooking one of the largest ponds, complete with a fitness center, aerobics studio, and organized community events. This creates a lifestyle feel that punches above the typical Florida subdivision experience without the gating and premium pricing.

The community emphasizes family engagement and active recreation. Residents enjoy a resort-style pool with splash pad for kids, lap pool for lap swimmers, tennis courts, basketball court, soccer field, playground, walking and biking trails, and an amphitheater for community gatherings. The HOA actively organizes holiday celebrations, fitness classes, and neighborhood events year-round. This combination of modern amenities, accessible pricing, and genuine community spirit makes Summerlake appealing to young families, retirees, and anyone seeking a balanced lifestyle.

The details

What to expect

Architecture & Homes

Summerlake features a mix of single-family homes and townhomes built between 2009–2019. Typical home sizes range from 2,000 to 3,200+ square feet, with 3–5 bedrooms and 2–3.5 baths. Homes were constructed by DR Horton, KB Homes, Lennar, K Hovnanian, and M/I Homes, which are all established builders with good quality reputations. Architecture is contemporary suburban—clean lines, functional layouts, and Florida-appropriate materials. Lot sizes vary but are generally 0.25 to 0.5 acres. Don't expect custom luxury; expect well-maintained, builder-grade quality with good bones and practical floor plans ideal for families.

Amenities & Lifestyle

The centerpiece is Summerlake's world-class clubhouse complex: a modern lakefront facility with a fully equipped fitness center, aerobics studio, and activities office. The resort-style pool is the social hub—it features a lap pool, shallow splash pad with water features for young children, and a sun deck. Additional amenities include two tennis courts, basketball court, soccer field, children's playground, walking/biking trails, an amphitheater, and pavilions for picnics. The HOA is active, organizing seasonal events (holiday parties, fitness classes, community socials), creating a genuine sense of belonging. These amenities feel premium for the price point.

Schools

Summerlake Elementary (K–5) opened in August 2020 at 15450 Porter Road, Winter Garden. It's a modern facility with approximately 771 students and serves the immediate Summerlake area. The school is new, well-maintained, and offers before/after-school care through Champions programs. For middle and high school, students feed into Orange County schools in the Winter Garden area. The presence of a brand-new, on-site elementary school is a major draw for younger families and a strong selling point for homes in the community.

Location & Access

Summerlake is located in the Horizon West section of Winter Garden, just south of New Independence Parkway and accessible via Summerlake Park Boulevard. It's approximately 25 minutes west of downtown Orlando, 20 minutes to Walt Disney World (west gate), and convenient to US-441, US-27, and the Florida Turnpike. Winter Garden's downtown and historic core are 10 minutes south. Grocery, dining, and retail are nearby on New Independence Parkway and at neighboring shopping centers. The location offers quiet suburban living without being remote—you're far enough from theme park traffic to feel peaceful but close enough for quick access to major attractions and employers.

Market Commentary

What the market is doing

I've tracked Summerlake's pricing trajectory since 2009, and it's proven to be an excellent value proposition in Horizon West. Recent sales data from August 2025 shows Summerlake Groves averaging $630K, with the full community spanning $409K to $1.2M. The sweet spot—where you'll find the most buyer interest—is $500K to $750K for single-family homes with 3–4 bedrooms. Homes in this range typically sell in under 50 days. What strikes me is the price-to-amenity ratio; you're getting resort clubhouse perks, modern schools, and solid builder reputation at a price point that's $30K–$100K below comparable Windermere or Ocoee homes. The modest HOA fees ($27–$113 per month for single-family) make ownership more affordable than gated alternatives. If you're selling here, positioning as a "resort-lifestyle community with new schools and family appeal" resonates strongly with your buyer pool.
