Suntree — Spanish Wells

Spanish Wells is a single-family sub-village within Suntree, developed in the late 1980s alongside other Suntree sub-communities including Spanish Cove and Cypress Trace. It is part of the original Suntree master plan and reflects the same General Development Corporation design philosophy of clustering named sub-communities around Suntree Country Club's 36-hole course, giving residents a country-club adjacency without mandatory club membership.

Homes in Spanish Wells were built primarily from about 1986 through 1991, making the typical home approximately 35 to 40 years old. Construction follows the Florida-ranch and Mediterranean-revival patterns of the era — concrete block, tile or shingle roofs, 2,200–2,600 square foot floor plans, attached 2-car garages, and screened lanais. Water frontage is notable: the MLS data shows Spanish Wells with 100 percent waterfront classification among recent sales, suggesting strong pond and creek-frontage lot penetration throughout the community.

Spanish Wells has a very low HOA — approximately $21/month — which reflects a minimal common-area footprint and places most exterior maintenance responsibility with individual homeowners. Unlike Quail Point or Briarwood, which have high HOAs covering exterior maintenance, Spanish Wells homeowners manage their own properties.
