Median year built in our recent MLS sample is 2025 — making it among the very newest large-volume Viera neighborhoods. Builders are the standard Viera production roster on a developer-platted layout. Reeling Park sits in the Viera Central / Town Center proximity tier, which has driven strong builder pricing.

Brand-new — landscaping is fresh, street trees are saplings, the community is still actively building out final phases. Architecture is contemporary Florida transitional with strong design consistency (stone-and-stucco fronts, tile roofs, large great-room kitchens). Demographic skews family-buyer, slightly higher income tier than Trasona given the higher absolute price.

Production-builder contemporary Florida — 2,200–3,800 sqft, 3–5 BR, 3-car garage common on larger plans. Lots run 0.20–0.30 acre with conservation-buffer rear lots a meaningful premium. Impact glass standard, paver driveways, screened lanais standard.

New-Construction Inventory

Reeling Park is still actively building. Both resale and new-build inventory move through MLS — buyers should distinguish between owner-resale (typical 30–60 day timing) and builder spec-held product (longer carrying time, often more flexible on price).

HOA & CDD Fees

HOA ~$203/month. CDD ~$135/year (very low for Viera — alongside Trasona at the bottom of the CDD range). Combined monthly carrying cost ~$215/month before mortgage. The low CDD is a meaningful selling point versus Pangea Park ($1,010/yr) at a similar price tier.

Schools

Quest Elementary, DeLaura or Viera Middle, Viera High School. Good cluster — Quest is the largest Viera elementary feeder by sale volume.
