A brief history

Laureate Park opened in 2013 as the residential heart of the broader Lake Nona master plan. Tavistock, the master developer, brought in urbanist planners to design a community built on shorter blocks, narrower streets, rear-loaded garages via alleys, and a much higher concentration of sidewalks, parks, and pocket greens than typical Central Florida subdivisions. The architectural palette was curated from the start — a coordinated vocabulary of Low Country, modern farmhouse, coastal contemporary, and urbanist transitional. Build-out continues today, with newer phases pushing toward the ~2,000-home plan total. A handful of production builders rotate through at any given time, but the ARB keeps the overall look cohesive.

What it's like to live here

Laureate Park is Lake Nona's neighborhood for buyers who want to walk — actually walk, as a daily pattern, to coffee, to dinner, to the gym, to the kids' school. Streets are narrow by Orlando standards, sidewalks are wide, and tree canopy is deliberately ahead of schedule for a community this young. The community is family-heavy and the median age trends younger than Lake Nona G&CC. Homes range from 1,800-square-foot townhomes to 5,000-square-foot single-family customs. Architectural variety is curated — you won't find 1970s originals here, and you won't find Mediterranean stucco either. The vocabulary is Low Country porches, board-and-batten farmhouse, coastal contemporary, and a growing share of modern. The community's shared amenities are genuinely extensive: multiple pools, the Aquatic Center, Laureate Park Fitness Center, community gardens, and the adjacent Boxi Park (outdoor entertainment, food trucks, live music, family-friendly).

Current median sits in the $700K–$1.2M band, with townhomes from $500K and the largest custom builds on premium interior lots pushing $2M–$2.5M. Price-per-square-foot is tighter than older Lake Nona sections because the home stock is uniformly newer (2013–present). Days-on-market averages 30–45 days. Inventory is heavier than most luxury communities — any given month there are 25–50 active listings across all price points — so buyers have more optionality here than in surrounding neighborhoods.
