Background

A brief history

Lake Nona Golf & Country Club opened in 1986 as the original Lake Nona community — decades before the surrounding Medical City, USTA National Campus, and Laureate Park existed. Tom Fazio routed the original 18 holes around Lake Nona itself, and the course has hosted international professional events and a long roster of PGA and LPGA pros who keep homes in the community (Ian Poulter and Justin Rose among the publicly known current and former residents). For the first 20 years of its existence, the community was effectively alone in what is now Southeast Orlando. The broader Lake Nona master plan grew up around it in the 2000s and 2010s, which has been both a benefit (amenities, dining, medical, airport access) and a quiet headache (far more traffic on Lake Nona Boulevard than the original residents signed up for).

The feel

What it's like to live here

Lake Nona G&CC is the quiet, mature sibling in a region now full of newer master-planned communities. It's smaller than people expect — roughly 500 homes — and deliberately low-density. Most of the community sits directly on Tom Fazio's course or on Lake Nona itself, with lots running from 0.4 acre on the interior up to 2+ acres on the lakefront. Architecture is predominantly Mediterranean, Georgian, and transitional — a much more traditional palette than the modern-contemporary vocabulary dominating newer Lake Nona communities. The roster of international pros and executives means the community is quieter socially than it looks on paper — residents here are often away on tour or traveling and actively prize the privacy.

Market Commentary

What the market is doing

Current median sits in the $2.2M–$3M range, with interior course-frontage homes trading from $1.2M and true Lake Nona lakefront estates running $4M–$10M+. The biggest value drivers are course frontage (direct fairway views add 15–20%), Lake Nona lakefront, and whether the home has been recently renovated — a meaningful share of original 1990s builds are starting to trade at values that reflect future renovation cost. Days-on-market averages 45–75 days; lakefront can take longer given the small qualified-buyer pool.
