Golden Oak is Disney's one and only private residential community — and the only address that sits on Walt Disney World property. The community opened in 2011 after a decade of planning, with a master plan capped at roughly 300 single-family custom homes across several themed villages (Summerhouse, Four Seasons Private Residences at Golden Oak, Carolwood, Kingswell, Silverbrook). Homes are built by a small roster of pre-approved luxury builders, each working from a Disney-maintained architectural pattern book that draws from Mediterranean, Italian Villa, Venetian, Spanish Colonial, and Craftsman traditions. The Four Seasons Resort Orlando sits inside the community and provides concierge, dining, spa, and housekeeping services to residents. Disney retains extensive control over architecture, landscape, and resale — nothing about this is a typical HOA community.

Golden Oak is unlike any other community in the region. Homes are large — 4,000 to 12,000 square feet is typical — on lots ranging from 0.25 to 1 acre. The architectural quality bar is the highest in Central Florida; nothing gets built here that doesn't clear multiple Disney design reviews. The real feature isn't the homes, though — it's the access. Residents receive Disney park privileges that aren't available to anyone else: dedicated transportation into the parks, access to Summerhouse (the residents-only clubhouse with restaurants and pools), and Four Seasons concierge services including airport transfer, in-home dining, and housekeeping. The community is gated, discreet, and security is maintained at a level most luxury communities aspire to. The trade-off is that HOA fees are the highest in the region and the rulebook is the most restrictive.
