Background
A brief history
Lake Down Reserve was conceived by Element Home Builders in the late 2010s as an ultra-luxury lakefront community on Lake Down, one of Windermere's premier Butler Chain lakes. Only ten homesites were ever platted, positioned across a brick-paver and landscaped gated entry off Conroy-Windermere Road, directly across from the main Isleworth entrance. Build-out began in 2018 and was substantially complete by 2024, with each of the ten custom estates taking 18–24 months to construct. The developer prioritized architectural quality, lot size, and waterfront positioning over density — a deliberate constraint that keeps this community exclusive.
The feel
What it's like to live here
Lake Down Reserve is the definition of ultra-intimate: only ten homes, all custom-built, all on generously oversized 1+ acre parcels. This is not a subdivision in the traditional sense — it's ten estate properties that happen to share a gated entrance. Homes are spaced far apart, with mature landscape buffers and view orientation toward Lake Down. Every lot includes private dock access. Architecture is contemporary-transitional and custom Mediterranean, with each estate reflecting its owner's preferences rather than a community-wide architectural code. Residents see each other rarely; the community feels private, quiet, and exclusive by design.
The details
What to expect
Architecture & Lots
All ten homes are custom-built, no cookie-cutter plans. Square footage ranges 5,624–8,770+. Contemporary-transitional and Mediterranean styles. Each home sits on 1+ acre with generous setbacks. Lake Down & Water Features
Lake Down is a pristine Butler Chain lake supporting boating, fishing, and skiing. Private boat dock on each property. Connected via canal to the larger Butler Chain. Outstanding Florida Water designation means stricter environmental protection. No wake zones near docks and canals.

Market Commentary
What the market is doing
All ten homes trade in the $3.6M–$4.7M band, with pricing driven by finish level, waterfront lot orientation, dock quality, and square footage (homes range 5,624–8,770+ square feet). Lake Down frontage and private dock access are fundamental; without them, homes would trade significantly lower. Turnover is infrequent — only a handful of sales since 2020 — and most transactions happen off-market or through direct owner contact. This is a forever-home community for buyers seeking ultimate privacy and waterfront control.
