Background

A brief history

Island Village represents the final major development chapter in Celebration, launched in 2021 by Mattamy Homes. The original Celebration vision was born in 1996 as a master-planned community that reimagined suburban living through walkability, mixed-use neighborhoods, and resort-style amenities. Island Village builds on that 30-year legacy, introducing modern home designs and the community's newest state-of-the-art clubhouse and zero-entry pool to serve 1,000+ new homes.

Matamy Homes selected the 350-acre Island Village tract as the prime final opportunity for new construction within Celebration proper. Construction began in earnest in 2021, with Phase 1B homes delivered in 2022–2023. Phases 2 and beyond continue, with home sales and closings ongoing through 2026. Island Village's timeline mirrors broader Central Florida demand: as existing Celebration inventory tightens, new construction at Island Village commands strong buyer interest from relocating families seeking quality, community, and proximity to both Celebration's top-rated schools and Walt Disney World just 15 minutes west.

The feel

What it's like to live here

Island Village captures the essence of modern Celebration—non-gated, walkable, and deeply oriented toward family life and outdoor recreation. Homes range from 1,500 to 3,250 square feet and blend contemporary architecture with timeless charm: wide front porches, Craftsman details, and open floor plans designed for 21st-century living. The neighborhood hums with activity: young professionals, families with school-age children, and retirees drawn by proximity to nature trails, parks, and the iconic Celebration downtown district just minutes away.

Unlike gated resorts elsewhere in metro Orlando, Island Village's non-gated ethos encourages foot traffic, community events, and spontaneous neighborly connection. The zero-entry community pool and newly completed clubhouse (with fitness center, event lawn, and yoga lawn) serve as daily gathering spaces. Walking trails link to broader Celebration pathways, creating a pedestrian-friendly ecosystem rare in the modern exurb.

The details

What to expect

Architecture & Homes

Mattamy Homes' designs range from 3-bedroom townhomes and entry-level single-family homes ($549K–$650K) to luxury 5-bedroom estates ($900K–$950K). Open floor plans, high ceilings, kitchen islands, and master suites dominate. Exteriors blend Craftsman details with modern materials: composite roofing, energy-efficient windows, and low-maintenance landscapes. Most homes include 2–3-car garages and outdoor living spaces (screened patios, fire pits). Finishes are contemporary but warm: quartz counters, stainless steel appliances, and hardwood or tile flooring. All homes feature modern HVAC, plumbing, and electrical—no 30-year-old wiring surprises.

Amenities & Lifestyle

Island Village's crown jewel is the zero-entry community pool—designed with shallow entry and integrated play features for toddlers, yet deep enough for laps and cannonballs. The adjacent clubhouse houses a full fitness center, event lawn for gatherings, yoga lawn, and indoor lounge spaces. A 1.5-mile nature trail loops through the community with outdoor fitness stations (pull-up bars, stretching zones) integrated at intervals. Parks dot the neighborhood; a playground serves families with young children. Coffee shops and restaurants anchor Celebration Avenue just north, and downtown Celebration (shops, restaurants, farmers market) is a 5-minute drive or 20-minute bike ride.

Schools

Island Village families are served by Island Village Elementary School (Pre-K–5th, Osceola County) located on Celebration Boulevard, and Celebration K-8 (K–8th grades) at 510 Campus Street. Both schools earn strong ratings and are within 1–3 miles of Island Village addresses. Celebration High School (9–12) serves the broader area. The Osceola County school system, while not as nationally ranked as Orange County, has invested heavily in Celebration schools due to population growth and developer partnerships. Many Island Village buyers specifically choose the community for the school pipeline and walkable-to-school possibilities.

Location & Access

Island Village sits in southwest Celebration, off Celebration Boulevard west of World Drive. The I-4 interchange (Exit 67) is 2 miles north, putting Magic Kingdom 15 minutes away and downtown Orlando 25 minutes. Reunion Resort borders the west side; wetland and conservation areas to the south create a buffer and nature boundary. The non-gated neighborhood is fully pedestrian-accessible; most errands (grocery, dining, services) are bikeable or a short drive to Celebration Avenue. Winter Garden, Windermere, and the greater Orlando metro are 20–30 minutes east. This location balances suburban quiet with urban proximity—a rare find in Central Florida.

Market Commentary

What the market is doing

Island Village homes are priced to reflect what they deliver: brand-new Mattamy construction, resort-class amenities included in HOA, and the Celebration brand itself—one of Florida's strongest real estate draws. Homes trade at $333–$343 per square foot, meaning a typical 2,500 sq ft home lists around $832K–$857K. That's a premium over comparable older resale stock in Celebration, but justified by newer systems, energy efficiency, and the fact that you're buying from the builder, not inheriting 20 years of maintenance unknowns. I'm seeing strong buyer velocity here in 2026: homes priced right move in 30–60 days. The low $310/month HOA is a massive advantage—other Celebration neighborhoods charge $450–$600 monthly. Smart sellers lead with that and the amenities you get for the price.
