A brief history
Heathrow is a gated master-planned community in northern Seminole County, developed primarily by the Arvida Corporation beginning in the early 1980s. Arvida was one of Florida's most prominent large-scale developers of the era, responsible for several prestigious planned communities across South and Central Florida. The company selected the site — rolling, wooded terrain bordering Lake Sawyer and other natural lakes — specifically for its topographic distinctiveness in an otherwise flat region.
The community was developed in phases through the 1980s and 1990s, with the Heathrow Country Club and its golf course serving as the amenity anchor from early on. Arvida was later acquired by JMB Realty and eventually by Disney's real estate arm before selling off its community assets; Heathrow's individual neighborhoods transitioned to their respective HOAs over time. The arrival of the Florida Greeneway and continued corporate expansion in the Lake Mary/Heathrow tech corridor through the 1990s and 2000s brought highly educated professional households to the community.
By the 2000s and 2010s, Heathrow had firmly established its identity as one of Seminole County's most desirable addresses — a perception reinforced by the quality of Seminole County schools, the community's physical beauty, and its proximity to the I-4 and SR-417 interchange.
