Deer Lakes

Deer Lakes is a small single-family residential community positioned in the Pineda corridor area of Brevard County, in the broader Viera/Suntree market zone. The community developed in the early 2000s, with the dominant build year around 2003, and was designed around a lakefront setting that is characteristic of communities built in this stretch of central Brevard — where stormwater management ponds were engineered into aesthetic community features. The name directly references the deer that historically roamed the palmetto scrub and pine flatwoods of the area before residential development, a common naming convention for Brevard communities of this era.

Deer Lakes zoned into the Sherwood Elementary feeder corridor rather than the Quest or Viera Elementary clusters, which positions it in a slightly different geographic slice of the market — east of the Viera core along the Pineda causeway approach. Johnson Middle School and Viera High School complete the public school path for residents. The HOA is modest at approximately $145 per month, with no CDD assessed against the community, which was standard for early-2000s Brevard development that predated the CDD financing structure that became common in later Viera phases.

The community is intimate in scale — a relatively small number of homes built around its central lake — making it the kind of place where residents tend to know their neighbors and the character is low-turnover and stable.
