A brief history
Celebration is the planned community that The Walt Disney Company conceived in the late 1980s and early 1990s as an experiment in new urbanism and community design, built on approximately 4,900 acres of former swampland south of the Reedy Creek Improvement District in Osceola County. The Disney Development Company broke ground in the mid-1990s, and the first families moved in on June 18, 1996. The community was designed by an architecture and planning team that included Robert A.M. Stern and Jaquelin Robertson, who wrote a strict pattern book governing architectural styles, lot setbacks, front porch requirements, and materials — a level of design control unprecedented in Florida suburban development.
North Village was among the later phases to develop, coming online primarily in the early-to-mid 2000s after the original core villages had been established. It sits closest to US Highway 192, which gives it the most convenient highway access of any Celebration village but also places it farthest from the pedestrian-oriented downtown. The North Village product mix includes the Georgetown Condominiums — Celebration's only condominium offering — along with a range of townhomes and single-family Acadia Estate Homes. The estates represent some of the largest single-family lots in the community.
When Disney sold its remaining commercial properties and transferred HOA governance to an independent board in the mid-2000s, Celebration transitioned from a developer-controlled community to a resident-governed one. The Celebration Company retained some commercial holdings for a period, but by the early 2010s the community was functioning as a mature, self-governing municipality for all practical purposes.

North Village carries Celebration's signature charm — shaded sidewalks, front porches mandated by the pattern book, a mix of architectural styles including Florida Vernacular, Classical, Colonial Revival, Victorian, and Mediterranean — but at a slightly more pragmatic cadence than the walkable downtown core. Residents here drive or cycle to the town center rather than stroll, and the US 192 commercial strip is immediately adjacent, which adds convenience at the cost of some of the insular small-town atmosphere the inner villages project.
Demographically, Celebration attracts households that value design quality, community character, and walkability without sacrificing Central Florida suburban conveniences. You find a mix of Disney employees, healthcare professionals from nearby AdventHealth Celebration, remote workers who can afford to prioritize lifestyle, and international buyers who purchase in Celebration specifically for its brand recognition. Georgetown Condo owners skew younger and more transient. North Village estate homeowners tend to be long-term, settled families.

HOA and Community Standards
Celebration's HOA enforces the original Disney pattern book, which governs exterior paint colors, landscaping, and architectural modifications. US 192 Access and Noise
North Village borders one of the most commercially active corridors in Osceola County. Highway access is excellent, but buyers in the northern portions of the village should evaluate noise exposure from 192 traffic, particularly for lots closest to the arterial.
Community Identity
Celebration has a strong and active community identity — farmers markets, seasonal events, a Fourth of July parade, and an engaged homeowners association. Buyers who want to participate in community life will find abundant opportunity; those who want to be anonymous may find it slightly too small-town for their taste.
Distance to Disney Parks
Despite its Disney origin, Celebration is not a vacation rental community. It is a primary-residence neighborhood. The actual theme parks are 10–15 minutes away, but the community itself is insulated from the tourist corridor by design.
Price Resilience
Celebration homes have consistently commanded premiums over comparable Osceola County properties and have shown relative resilience during market downturns due to the community's design scarcity — new Celebration inventory cannot be built because the community is fully built out.

As your broker I'd note that the HOA fees here are higher than almost any comparable non-gated community in Central Florida — budget them from day one — but the community has consistently outperformed surrounding Osceola markets on appreciation.
