Suntree — Briarwood

Briarwood is one of the named sub-villages within the Suntree master-planned community, which itself predates the broader Viera master plan. Suntree was developed beginning in the late 1970s around the Suntree Country Club — a 36-hole private facility — and Briarwood represents one of the sub-communities built out within the Suntree footprint during the late 1980s through early 1990s. Median year built in the MLS data is 1991.

Suntree as an umbrella was developed before The Viera Company absorbed adjacent land into the Viera master plan, which is why Suntree has its own distinct identity, its own country club, and mature oak-canopy streets that feel different from the newer Viera East construction. This is consistent with the pattern noted in the Viera knowledge base that Suntree's sub-communities have highly variable HOA structures despite sharing a marketing umbrella.
