Background

A brief history

Bay Hill Cove was platted and built between 1994 and 1999 by various custom home builders on a parcel off South Apopka-Vineland Road near the Bay Hill Club. The community was designed as a mid-density family neighborhood with emphasis on private amenities — most homes include pools, screened lanais, or outdoor kitchens. Nearly all homes were complete by the early 2000s, and the community has maintained strong appeal because of its proximity to Bay Hill and the Dr. Phillips school zone.

The feel

What it's like to live here

Bay Hill Cove feels like a mature, settled neighborhood. Streets connect to either Conroy-Windermere Road to the north or Sand Lake Road to the south, but interior streets are quiet and low-traffic. Lots are quarter-acre, creating a tighter feel than newer subdivisions but with sufficient privacy. Architecture is mixed contemporary, Florida, and traditional styles from the mid-1990s. Nearly all homes have private swimming pools, which is unusual — outdoor living is central to the community feel.

Market Commentary

What the market is doing

Median sale sits around $900K–$1.1M for homes in fair condition; renovated homes push to $1.2M–$1.3M. The home stock is now 25–30 years old, so many original kitchens and baths are dated, but the bones are solid. Price-per-square-foot ranges $280–$380 depending on condition. Turnover is steady because families buy for the schools and stay 10–15 years.
