North Port grew rapidly for several interconnected reasons: it has an enormous supply of platted, permitted lots from the 1960s General Development Corporation land sale — over 80,000 platted lots were sold by mail order, and a large portion remain undeveloped or with original small homes. This inventory of buildable lots enables affordable new construction. The city also benefits from Sarasota County schools, a location between Sarasota and Fort Myers/Cape Coral, and prices significantly below the Sarasota and Venice markets. The Wellen Park development (formerly called West Villages) added a modern planned community with retail, restaurants, and Atlanta Braves spring training stadium.

Wellen Park is a large master-planned community that straddles the North Port city limits and unincorporated Sarasota County. It is a Sarasota County development but is commonly associated with North Port due to proximity.
