The employment anchor here is real: Research Park, Full Sail, and UCF itself are roughly ten minutes away, and downtown Orlando is a straight shot west on SR-408 in about twenty-five minutes. That commute equation is hard to beat for where these buyers spend their working hours.
What makes Watermill distinctive is the combination of 1980s-era single-family homes — three and four bedrooms, generous square footage, mature tree canopy — with 18 acres of lakefront parks the HOA maintains around Lake Pearl. There is a fishing dock, a shaded lakeside walking path, tennis and pickleball courts, and a basketball court, all under a voluntary HOA with minimal dues.
