The 32828 zip code covers a substantial chunk of east Orange County, centered on the Alafaya Trail / Waterford Lakes Town Center area. The broader zip code has more variation, but the Waterford Lakes core is well-maintained and well-positioned.
The risk factors are UCF rental concentration in certain pockets and the commute to west Orlando or downtown being longer than buyers from outside the market sometimes expect. Both are manageable with the right address selection.
