Ryan's Take on Southern Dunes

Southern Dunes is one of Polk County's most honest values for buyers who want a genuine golf community at a price point that comparable communities in Orange County can't match. The community was built around a Steve Smyers-designed 18-hole course that opened in 1993 — par 72, roughly 7,200 yards from the tips, with about 100 feet of elevation change that produces a different character from the flat layouts that define most of Central Florida's golf inventory.

Most of the homes were built between 1994 and 2008, which means established oak and pine canopy and settled neighborhood character rather than the immature landscaping of newer US-27 developments. Short-term rentals are explicitly permitted in most sections, creating a market where full-time residents, UK and Northern European seasonal owners, and pure STR investors have coexisted for decades. That international buyer base — particularly from the United Kingdom — is a consistent and somewhat counter-cyclical demand source.

Walt Disney World is about 20–22 minutes via the Florida Turnpike. LEGOLAND is about 20 minutes east via US-27. A full-service clubhouse with restaurant and bar, resort-style pool, fitness center, and tournament-quality course views round out the amenity offer. For the buyer comparing this against ChampionsGate or Reunion, Southern Dunes typically wins on value when the buyer's primary goal is a genuine championship golf experience at a realistic price.
