SoDo is downtown Orlando's most underpriced urban neighborhood, and the gap between it and Thornton Park is really a gap in perception rather than product. The South of Downtown ZIP puts you inside ten minutes of the downtown employment core, five minutes from ORMC — Orlando's only Level One Trauma Center and one of the largest hospital campuses in the state — and three minutes from the 408 interchange for MCO and I-4 access. The Michigan Avenue corridor between Foxtail Coffee and Rockpit Brewing has the independent-business character that a neighborhood earns rather than installs; Delaney Park to the east carries genuine historic architecture on brick streets near Lake Cherokee, which is architecturally equivalent to Thornton Park at meaningfully lower price points. The industrial-artsy-residential texture here is not manufactured.

The dominant demand driver I explain to every buyer who asks is the medical district. ORMC, Winnie Palmer, and Arnold Palmer Hospital collectively employ tens of thousands of system-wide workers, and proximity to that campus creates a structural rental and ownership demand floor that doesn't depend on real estate cycles or Orlando tourism. The renovation opportunity in the as-is bungalow tier — 1950s to 1970s Florida ranch homes on lots that can support rear additions — is one of the more compelling equity stories in Orange County at this price level.
